Can you give a ball park on what it costs to build a log home up there? We would probably want something around 1800 - 2000 sq.ft. Also, what, if any, are the deed restrictions there?

I am in the process of building a log home in Hawks Bluff. Our house is going to be about 2500 sq feet. Cost is going to be about 200000 turn key.
There are no deed restrictions other then no homes smaller then 1200 sq feet
and no trailers etc. There is a lake at Fall Creek State Park only 6 miles away. Really nice. If you need some other info send me an email and I will be able to give you more info. My email address is brcomm0@bellsouth.net.

Hello everyone! I visited Hawks Bluff this last week on my own dime and met with Paul. Great guy, honest, full of info. He will tell you it’s not for everone. If you do the fly and drive you can only view their land. BTW, they have a 90% sales rate for those they do fly in. In order to fly in they run your credit and yes, they only market in 4-5 states. They are working the trends.

It’s WAY, way out. If you want to go to the movies, mall, or fully stocked Publix/Safeway, forget about it... Over 70 minutes one way. As for employment as someone said they were interested in, good luck unless you want to pump gas or set up a road side stand selling things. The land is nice; they are on Phase III and selling out fast! Prices are ok, but it was not for us. We wanted land, but wanted to be within 30 minutes of medical and central shopping. As my dad use to tell me, give it a test drive first! We ended buying land over in Vonore, TN. It met the 30 minute rule for my wife.... So for those of you who are in the retirement group, you had better check on the local medical services. Regards….

Wink Hawks bluff--Not that remote to the north and west.

Ret Coast Guard, I'm not sure which direction you were referring to in regards to traveling for 70 minutes from hawks bluff, but I'm quite certain you were coming in from the most remote way.

The towns of Sparta (to the North) and Mcminnville (to the west) have Medical facilities, including a medivac chopper.

Both towns are fair sized and have restaurants and etc. Most importantly Sparta is probably less than 15 miles away. Mcminnville would be a bit further but still handy.

I'm guessing you came in and left via hwy 111 towards chattanooga. That explains the remoteness you seen.

If you go west or north from hawks bluff you will find the larger cities and the resources you would need.

tjvsmcbc5146, the closest boating waters would probably be the Rock Island area just north of Hawk's bluff. If you travel a bit further to the northeast, you will find Center Hill Lake. Kerry

I agree. I don't think he went the other way. Cooksville is not even that far from Hawks Bluff. You also can go boating in Falls Creek, which is only 6 miles form Phase 1. He missed out on a great location. This will be an great area in a few years. Maybe we should keep a secret ! In process of building a log home there now, cant wait to get it built. Paul is a good guy!

Nice area to live. Going to be growing day by day. Good ground floor for people looking to build or invest.

Yes, horses ARE allowed. I just purchased a lot there. Someone a short block away is clearing the land for 3 horses, next to the house to be built at the back of the lot.
