I live in Hawks Bluff, I would like to see that info. Hawks Bluff never stripped any of the trees, there is a section in phase-1 that the trees have been cut down, this was done prior to Hawks Bluff ever owning the land. As far as the well goes, no one up here has had problems getting water. The roads are dirt and dusty, Hawks Bluff roads are paved. You must be talking about the road that leads to Hawks Bluff, that is a county road, once you enter into Hawks Bluff property there are no dirt roads. I have a creek in the back of my property, does not run all the time. I was told it was going to be like that. I do not know the rep who told your people this. You know what, the buyer needs to ask questions. I do not blame the rep, buyer should ask questions. brocomm0--they are working on the house today.

We have bought in Phase 1 where you stated 'they have stripped the trees'. That was our preference - not everyone wants to be surrounded by a lot of trees and not everyone wants a log cabin home. Sorry to disappoint - but we are building a BEAUTIFUL vinyl siding home. Individuals have their own preferences and that's what we like! It's not true that the roads are dirt and dusty. All the roads are now paved! It sounds like you are a REALTOR - if this is correct, some of the things you are saying about this community is unethical. Sounds as if you are trying to discourage people from buying in Hawks Bluff because they are doing so well! I guess you want to steer some of the business in your direction.

Just returned from Hawks Bluff. Was happy to see building going on. There are some great looking houses being built. Did notice however that Phase 1 appeared to be the only phase that had Critter Control signs - their parks also look more finished than the other phases (gazebos). Hope all the other phases will get the same attention.

Because it is constantly on the Tennessee forum.

Is it only for people that might buy in Hawk's Bluff? You only want out of stater's to READ your forum. Do you have a list of approved people? You've posted twice. I've posted 2,681 times. Who the heck are you?

re: cutting trees in Hawks Bluff, I do not own land there but if memory serves me correctly, their rules state you cannot clear more than 40% of your lot. Maybe it was 60%. But there are rules governing percentage of clearing allowed.

Bullard-you can only clear cut 50% of the trees on your lot. Firepump, did you check out Phase-4 area around the pond. What phase did you buy in?

I think people use this to gain information on what is going on in the area.
I also own there so I like to hear what is going on in the area. People talk about things without anything to back them up. I just came back from there and the weather, people and traffic was great.
