Default Looking for a new home for Mail-order biz

I operate a small-sized Internet Mail order biz (sales of between 500,000 and 1,000,000 annually. I am in So Cal right now, but want to relocate the fulfillment side of the biz to Texas, preferably in the Metroplex area.

What I am looking for is a semi-rural area (near, but not inside a metro area) where I can purchase approx 1 to 10 acres of land, building a warehouse of approx. 5,000 sf size (using a General Steel Building or similar structure).

The only utility I need is power, as well and septic will be fine.

I need close access to UPS and USPS facilities.

Not in boondocks, but not necessarily in "town"

Any advise as to areas that might work.

Waxahachie is South of Dallas by about 30 miles and is a really nice little town that reminds me of a Norman Rockwell painting.
