Default Westlake area - Flower Mound, Keller??

High School is important as well as minimizing commute. We'd like some place with trees (not city more suburb/country). I hear quite a bit about Flower Mound and Keller but not sure what there is to do, pros and cons? Not looking for the mansion either! Any opinions and advise gladly taken!

Standard questions apply here: where geographically is employment? What is housing budget? What house size, lot size, house characteristics, etc? I love Flower Mound and the surrounding areas but it's not the best choice for everyone.

Westlake is where the job is. Looking for 4 Bed/2 bath home - $170ish??? Have looked online and have seen some nice homes in both areas.

I'm not sure you're going to find a 4 bed for $170K-ish in Flower Mound.

Flower Mound will be a bit of a drive, and down a 2-lane road that has a lot of traffic, as long as you stay in the western part. The eastern part will be a longer drive with more traffic. Schools are good, Lewisville ISD.

Keller schools are OK, but are experiencing some funding issues. (Google, and you will see their failed bond election is causing hardships). It will be a closer drive to Westlake.

I don't think you're going to find that size house for $170, but you might be lucky...

Mapquest states about 30 minutes from FM to Westlake and Keller 18 min or so. Considering my communte now is 60 minutes (minimum) 30 minutes doesn't sound too bad. Right now I can only go by what I see online for real estate, but it looked like there were a few. What are the typical prices 200k+? Are there areas to stay away? (again thanks to all with the posts!)

Mapquest is notoriously inaccurate on drive times in traffic. These commutes would all be on surface streets, not highways, which will make them even slower.

Yes, $200k plus is what you need to budget. Remember too that our property taxes can be high.

Pretty much all of NE Tarrant is good. I would defintiely stay on the east side of I-35W.

I see there are 4 high schools in Keller. Are they all pretty much the same?

It could be done but not easily and the house would likely need work or be on a tiny lot. 225 to 250 would open up a lot more choices. And *in my opinion* 275 to 300 is really the sweet spot for FM. But even there you will not be in a new house or on a huge lot or in the "hot" neighborhoods necessarily.

1171? They finished a lot of the construction and it's very nice now for long stretches.
