None of them compare to our local Burger Island. In-N-Out has great decor. Burger Island has great burgers. Clear choice.

In-N-Out is a fast food chain. Burger Island is not, never been. Different market all together.
P Terrys is pretty good, but small local change, not really their competition.

Let me just post two reviews from Yelp:

Great burger on the run in Austin. Closest thing we have to In-N-Out here in town. Get the double if you're hungry and enjoy the fries. Shakes are good though I've only had one.

Now if you could just learn how to sauté onions.

First time to P.Terry's and was expecting a strong competitor to In-n-Out Burger...
From their all-natural angus beef, to the locally grown tomatoes, and never-frozen hand cut potatoes, all served up on a WHEAT bun if you ask for it. It all makes a pretty darn good "fast" burger!! And the fries were GREAT, actually better than In-n-Out, I think). I won't go back to a Whataburger again after this. In-n-Out Double-Double still wins for me, but I like P.Terry's a lot now. The only thing that they could improve on slightly would be cheese. I just happen to like cheddar more than american cheese. Hooray for a (6-location) Local Austin chain!!!

Whataburger wins for me.

In-N-Out is second in my book for burgers.

Different business model? Sure.

How's it a different market? They're both very clearly fast food; one's just not big yet.

edit: oh, it looks like Burger Island in Dallas is a bit more upscale than my local Irving joint. If that's true, then yes, different markets. The one in Irving is just a shack on the side of the Story road, and is, if anything, lower-end than the fast-food chains.

InNOut is a fast food chain $5-$6.50 for a meal. Island burger is a local joint that'll cost you $8-10 for a burger/fries/drink. Thats what I meant by different markets. Theres crossover in customers, but clearly different. Would you compare Jack In The Box to Island Burger?......nope.

Okay, I think we have to chalk that up to different appetites -- I go to the In-N-Out on MacArthur sometimes, and have never gotten out of there for 5-6.50. If you eat like a bird that may be viable, but when I eat a burger, I'm looking for quantity.

Of course I wouldnt' compare Jack in the Box: they won't slather jalapenos all over my hamburger!
