Hello Texans, I am trying to get some local feed back on which of these two cities would be better to start a commercial real estate career (as an analyst), Dallas or Houston. My girlfriend is currently in the process of matching for residency and I am trying to figure out what would be the better fit for the two of us.

I am very strong with cash flow analysis and R.E. valuation techniques and ideally would be looking to work at a national R.E. firm as an analyst. I am currently a commercial real estate appraiser trainee (I'll have about 12 months of experience when I start applying for jobs in April) with an M.A. in Urban Planning & a specialization in R.E. development.

One of my professors told me that Dallas would be the superior option as that's where the majority of the finance & capital markets industries are in Texas whereas Houston is mostly oil & gas.

The other tricky part is that Texas Medical Center/ Baylor (i.e. Houston) has the stronger program for her specialty, but her parents live in Dallas which would be a plus...

Any thoughts or more clarification questions are appreciated.

Honestly, I think either would be just fine.
Houston is hardly just oil/gas anymore, however.

I'm getting near the end of a 30 year career as a commercial real estate appraiser and analyst in Dallas. It has been pretty good to me, but times have been a bit lean for many in the last five years especially if their client base is small to medium sized banks. I am fortunate that eminent domain has kept me going during slow times for the last 15-20 years during periods when lenders slowed way down. Of course there were times back in the '90s when virtually all of our work was for the RTC and FDIC. It's been interesting to say the least. As far as Houston goes - can't tell you much. I've done work there but it's been many years.

I think both cities would be good options. Houston may be better for you both as a couple.
