PhelanCa...You're living in high rent district there in California. Isn't Phelan on the outskirts of Beverly Hills?

There are many fine areas of San Antonio. Here's an area I think might meet your criteria.

If you are looking for land in an upscale area, I would suggest Bulverde and Spring Branch. They are located North on Hwy 281, and you will have the worst traffic to contend with, but it is very nice. Here are a few links to check out:

Also, look into the Leon Springs and Fair Oaks Ranch areas of far NW SA.
