Need Some Information On Lumberton
I'm checking out areas around and about Houston and Beaumont. One of the towns that has caught my eye is Lumberton. Anyone that's willing to give me some information or info on towns in this area would be greatly appreciated. Are there areas to check out and those to ride on by? How's the neighbors? What's there to do and places to go? Any good realtors I should talk to? How's taxes and HO insurance?

unless you work in the pine tree cutting business, avoid the areas north of Beaumont. Lumberton, Silsbee, Evadale, Kountze are big "no-no's".

try the west end of beaumont. lumberton is in the middle of nowhere with a walmart for a mall. there's nothing to do in the beaumont area if you are moving from a city. it'd be a great place for retirees or someone who enjoys the slow, easy going country life. don't get me wrong. i like beaumont. it's growing nicely. it's much better than where i am from(port arthur).

lumberton
lived in lumberton for 2 years. When I lived there, it was an all white community, and racial tension ran high. Other than that, it was a great town, good schools, good fishing holes. Problem with flooding.

Labrat......nothing much to do.......has the usual fast-food joints and a few private restaraunts and not much else.....mostly just a bedroom community. Some areas can flood but that can be said of anywhere on the coastal plain. Having said that flooding will be localized not generalized.......so buying wisely should keep you dry. There is no hurricane storm-surge flooding as would be possible in the other small towns you mentioned in your previous post. Wherever you decide on should be at least 25' above sea level. This should address the flooding issue alluded to above.
Racial "tensions".....don't know about that as I've not lived there. It is an all white city (I think). The folks I work with from there don't exspouse these attitudes.........that's all I can say to this.
Anywhere in Lumberton is within 10 minutes of Beaumont so any activities there are easily accessible. Like I said, Lumberton is a bedroom community.

I don't know. There are a lot of pine trees and the areas north of Beaumont have a thriving timber industry......don't see why that would preclude you from living there. I would avoid the Evadale area though as there is a huge paper mill there and the really strong odors associated with paper mills is definitely there too. Kountze is a rather unappealing place to me but I see no reason not to get a place out of town......it is definitely the quiet country atmosphere I think you are desiring.
There is an unincorporated developement just on the north side of Lumberton called "Beaumont Colony".....large lots to acreage ....it's an older developement but could be interesting.....there is some good high ground in there and you're able to escape the city taxes too.
A lot depends on exactly what you want.....if you want a suburban setting or more private country setting.

How's Village Mills? Country living is good for me. Quiet---oh yeah.....I could live with that. It would be a break from shootings, wrecks, methlab explosions, and other ear appealing things I'm around now. City life only needs to be a visit once in awhile. Pine trees make it Christmasy year round. Besides I have no desire to remain in the concrete jungle. To work in it, is one thing. It's not good on the nerves and besides I've out grown the party stage. Now I'm closer to the rocker and the porch, or the river bank with a pole. Nice walks with the wife or a quiet meal is always good.

Hi, Labrat,
I live in East Texas and live abt 40 minutes from Lumberton. I drive straight through there to go to Bmt to shop or visit my daughter.
Lumberton constist of a long main retail street(hwy 96) and many additions off of it. There is also plenty of larger lot size pieces of property a few minutes away. It is the cleanest small town in the area and convenient to major shopping as Bmt has abt 160k population. The newest and biggest shopping in Beaumont is on the north side(lumberton side) Very easy.
All of east Texas is pine trees and the logging industry is a main industry but very few people work directly in the log cutting/process area respective to the population. The small towns from Beaumont to Jasper up 96 are fine, some nicer than others. Jasper has the only Courthouse Square in downtown as it is the county seat. Silsbee is also a nice town and is growing and finally getting some restaurants. Woodville is also a countyseat with a nice courthouse square.
Come drive the Hyw 96,69,287 corriders and see for yourself.
It is 74 degrees today but will be below 30 by the weekend for a morning or so! One thing abt Texas, "if you don't like the weather....."
Any Texan can finish this quote for those that haven't heard it. :-)

My wife and I are planning a trip to the area this summer to check areas out. Any suggestions as to which month is better: June, August, Sept.. We're restricted at this time to set other dates, but these months are what we both have clear. Any suggestions on restraunts and sites that you'd place on the "MUST" list would be helpful. I do love my food and sites. Both are good for relaxation, even though I've relaxed a little much.

Labrat16........Now your talking when you say Village Mills. I live about 15 miles north of Village Mills in between Warren and Woodville. The further north you travel the more rolling the terrain, and pretty IMHO. While your on US Hwy 69 go on thru Village Mills (don't blink) about 1/2 mile north is an FM road (I forgot the number) that turns left (west) and is a 3 mile spur road ending at a gated community named Wildwood. This community shows on my US Atlas of road maps (American Maps by The Discovery Channel). This is a lovely community......very nice golf course, 55 acre private lake with swimming beach, small store/gas station, post office, and several churches. Wildwood is approximately 35 minutes into Beaumont.
As Txbuilder said their are several nice communities up "here". 2 of my favorites are Woodville (my county seat......pop. 2,600) and the small community even further north of Woodville named Colmesneil (pronounced : cole'-ma-neel). But we are now talking way out.......and it is closer to Lufkin than Beaumont.
I drive 50 miles to Beaumont to work but I work 12 hour shifts and only work 14-15 days a month. I don't think I'd drive any further although drive times range from 45-55 minutes and there are plenty of people that commute much longer times (Like those poor souls stuck in Houston traffic).
I would think that June would be your best time to come visit......the earlier the better. August and September are repressive as far as heat/humidity/lack of breeze. Late September is OK as temps are more likely to be in the mid 80's to low 90's. Is climate going to be an issue?
Sites and such......Try Woodville's Picket House in the Heritage Village. Homestyle meals , no menu, Usually fried chicken, chicken and dumplings, black-eyed peas, mustard greens, mashed potatoes, rolls and cornbread. Also homemade cakes and pies. Lots of carb loading....  !
