Default Wow you guys in Texas have good priced houses!

I am looking at the main realtor website(sorry link not allowed) and in Dallas TX, there are alot of houses I can afford! Cheapest one is just $9000! Dozens and dozens of houses for $50k or less and several for $25k or less! Yes they do need a little TLC. The ones where I live in south Florida that need a little TLC cost $100k to $200k! The same houses in Dallas can be had for $25k to $67k! There doesnt seem to be anything good in south Florida for less than $200k to $250k while I saw tons of nice Dallas houses for $60k to $100k that need little or no TLC and some have large lots! There is a nice 1890 square feet house 3/2.5 brick built 2002 for $125k, thats $66/foot! Even for twice the price or $250k, I cant get a house like that in south Florida!




This home pictured above is really nice! 1,581 feet for $129k or $82/foot is fairly reasonably priced. The same home, the same lot size and the same neighboorhood would be easily $299k or $189/foot in s. Florida where I live!

only $52/foot. I dont know what kind of "catches" there is for such a nice house at such an inexpensive price. As long as its not in a super high crime area or next to a nuclear or chemical power plant, its a great deal! Property taxes on that priced house would be $4000 or therebouts a year(already taking the $10k exemption into play) but the much lower hurricane insurance cost probably more than makes up for it. Ditto to the affordable house price, something few Floridians could afford! Sadly I wouldnt be able to afford even a $135k house without help from my parents or sharing it with a friend or girlfriend or getting very lucky with my home business or winning some good money in the lottery. I wont be buying any house in Florida, it totally is not worth it! Even if I had the money, id be moving out to another state. Ohio and West Virginia are a good deal cheaper than Texas but arent as good a location and theres not very much to do. Theres so much more to do in Dallas, its a much better location! The climate in Dallas is similar to north Florida.

I just wanted to compliment the fact Texas has reasonable house prices. I am out of south Florida for sure, even if house prices dropped by a third, they still would be $120/foot and far from affordable for most people, including me. The hurricane insurance is another affordability issue. Depending how much I can afford, how low the crime is, how much fun there is, Texas is one option im considering. WV and OH are my other options so far.

You might want to check and see if any of those are "foreclosure" homes, if so, you'll probably have a tough time getting them for that price.

Need,

If you're looking fo a really cheap homes that most of the times don't need TLC, foreclosure is the best way to go. However, that requires bidding, etc. And I believe even if you put up the highest bid you can still end up not getting the house. You might have to consult with a real estate agent to get all the details.

Will do. Ive noticed some houses appear to be quite expensive while others quite cheap. The expensive areas are so much more expensive than the cheap areas in Texas. Florida's gap between cheap and expensive isnt as large as the gap in Texas. Texas's cheap areas are several times cheaper than Florida's cheap areas. But Texas's expensive areas are between 1.5x and 2x cheaper than Florida's expensive areas. The median price in Texas is about $80 a square foot vs. $180 for Florida.


If any of the cheap houses in Texas are forclosures, cant I get a better price at an auction? Maybe I can buy a pre-forclosure from a "motivated" seller at a good price. The area of course should be low crime and reasonably good. If I cant find anything good at an affordable price in Texas then Ohio will be the answer.

It's a Fieldstone subdivison on the far west side called Chestnut Springs.

210 my husband and I were checking online at the fieldstone homes,some nice floorplans for the price,We didn't care for the 2 story homes as it seems they put both bathrooms on the 2nd level,but definately the single story homes are an option for us.Also seeing it is just the 2 of us 1100-1200 square ft is perfect.We have 1100 sf now and thats plenty of room for our needs. Are there any other sites that you know off hand in the 90 to low 100's that we might glance at?

Good price to construct a house. Most likley this doesnt include the land/lot/homesite. How much would that be? I noticed different subdivisions have slightly different construction prices. Who would pay around $100k for a tiny house when you can have one 3 times bigger for 1.5x the price? Those tiny houses are a bad deal in my opinion. If I wanted a tiny house, I can get it much cheaper elsewhere. The big houses on the other hand are reasonably priced to construct. At $42/foot to build, this represents a great deal! In my previous posts, I found a house at $52/foot. Doing the math, $25k of the cost is in the land(about a sixth acre) I want a bigger lot than that or perhaps ill buy two lots and combine them for a double lot at $50k. A 3200 square foot house would cost $135k to build($42/foot) the 3600 feet houses cost the same $42/foot but 3200 feet is big enough for me. That and a sixth acre land would set me $160k which comes out to exactly $50/foot for house+lot The 3600 feet houses+lot comes out to $49/feet which amounts to a minimal saving. The problem is how will I afford $160k. Yes its cheap per square feet but the total price is more than I can comfortably afford. The property taxes of $5k a year hurts too! I will check out San Antonio for prices of existing houses, perhaps a model built back in 2000-2003 will save me several thousand over a newly built 2007 model. If the slightly older model has been lived in, ill save even more cause its no longer "new"
