I WANT TO PURCHASE A HOUSE IN SPRING, TX, however owe delinquent taxes in another Texas County.

When I order tiltle insurance for the new home will the other county's tax lien show up on title search?

It sure will. Even if you move out of state. No way around it, you'll need to pay the delinquent taxes before you can purchase again.

I think paying the delinquent taxes would be your best bet.

Will have to agree with other posters, unless there are extenuating circumstances you should clear delinquent taxes prior to purchasing another property. Did the property that has delinquent taxes go into foreclosure? Does some one else own this property with you? One can't just 'skip out' on delinquent property taxes if the property is in their name. THEY will find you.

I dunno. Its sad but true, paying ones debts they owe has become "optional". So many now think the American taxpayers should just bail them out at every turn. Yeah, let someone else pay your taxes, thats the ticket!

It may not show up on the title search for the new property (although it might.) But it surely will show up on 1) any title search on your current property and 2) any credit/background check the lender runs on you in association with the mortgage application process.

So, if you need to sell the previous property in order to get into the new one, or if you're applying for a mortgage to purchase the new property, you're sunk. It's all over. The title company writing the policy for the sale of the old property is going to require payment of all delinquent taxes before they issue the policy. The lender isn't going to go through with any mortgage on the first property until they have the assurance that the title company is satisfied there are no liens for delinquent ad valorem taxes.

You might as well figure out a way to pay those delinquent taxes now, because you cannot convey good and merchantable title to the old property with an ad valorem tax lien hanging over it.
