So....I love to ATV, mud trail ride. I am not moving now, its just a thought when I retire in CO. I love CO, but too congested for me.

So what I am looking for is, at least properties that have an acre or 2 minimum; small town feel, but still have Walmart or something, restaurants, and most importantly - highly ATV active!

and of course, cheap cost of living type of small town feel

Texas has very little public land in general, and what there is won't be very ATV friendly, most likely. There are some locations:

Well, you are really looking at coastal or east Texas, then, as central Texas (I-35 corridor) and west will be progressively drier and pretty rocky right along that corridor, to boot. The central coast and north/east will have rain and mud more often. East Texas would be my guess for what you are looking for, though.

Outside Woodland Park Co would be great...since WP has gotten so big, now with
a WalMart even.

I still think woodland park is getting too congested for me....but I think divide would be perfect. So not much atving going on in Texas?

I think most people just use their trucks in the mud, not an ATV

Lol! If you love mud, you'd certainly love this Texas South Plains farm. Here on the east side of the South Plains our mud is clay and does not contain much sand and gravel as you usually find nearer to the mountains. On a rare rainy day out here, the further you walk on our road, the taller you get. A 1.5 mile drive to the highway this week in my 4x4 resulted in the need to spend 2 hours washing the clay mud off my windows and out from under my wheel wells.

However, when you can find small farm land acreage out here for sale, much of it sells for around $1000/acre. Of course, the problem is finding it at any price.

I live in Huntsville. It's East Texas. Walker County. Plenty of land around here, even in the Sam Houston National Forest. I assume there's mud. Where there's country, there's mud.

Cheap land, and not far from where you want to go out of town, like The Woodlands, Conroe, Houston.

You can look at landsoftexas.com to get a feel.
