My cousin has a house out in Mason and I go there often. Almost all his neighbors are retired oil field people that sold their homes in Houston and retired out there.

Judging by the comment I responded to before this one, it sounds like the nearby towns are being taken over as well.

From the looks of Cherokee out south of San Saba, there isn’t much danger of those demographics taking the place over.

Yup. Fredericksburg may be an extreme example, but lots of the Hill Country has become an expensive playground for affluent Texas Triangle retirees and second-home owners, further goosed by relocating Californians and others with lots of home equity.

How many of those relocating Californians have a lot of home equity? If you have a house paid off in CA that doesn't really make sense to move out of state since your taxes are frozen due to Prop 13.
And not all CA is that expensive, only the coastal areas. Central CA is cheaper than Central Texas now. Especially with lower property taxes. I know mostly millennials who can't afford houses in coastal CA are moving. Some people move for political reasons of course, but many of them are coming from inland CA without much home equity.

My mom is retired and living in LaGrange. That area is also full of ex oil biz people that left Houston to retire and brought their money with them. She originally wanted to retire west of Austin but the house and land prices out there were not do-able.



LaGrange and Bastrop are slowly inching up in pricing but not as fast as anything west of Austin or San Antonio. It will get there someday soon, though.


Other rural areas outside Houston have also become un-affordable like Brenham and most of Washington County.
