Default community living for active seniors in Georgetown/Salado areas..

my mom is wanting to explore moving to the Hill Country. she is a very active senior-she is an artist/curator, yoga instructor, tennis player. she plays tennis and paddle tennis several times a week, swims almost daily. so she is a very young 68 year old.
she is wanting me to help her find a place to live. she loves Austin but wants to live in a suburb area outside of Austin,and preferably somewhere between Austin and Killeen/Ft Hood area (where I am)...so i was thinking Georgetown or Salado.
i know she would NOT want to live in a Del Webb seniors type of place. she doesnt want to live around just "older people". but she MUST have a community pool and tennis courts, and preferably in a park/nature like setting with nature trails/bird sanctuary/ponds type of place, and a homeowners association so she doesnt have to do any maintenance or mowing.
i would think her price range would be anywhere from 250K to 600K. (her current home appraises for 875K so she would, of course, like to profit from her move). she would probably want a townhouse/condo (but not in a comple that has second floors-she wouldnt want to have neighbors above her).
anyone have any ideas, any places to look at?
