The Cornudas Cafe is NOT open at the present time. There was a former member of the El Paso city or County covernment that struck two seperate deals with Wallace. One for the Rancho Escondido Resturant in El Paso which he re-opened, and the other for all of Wallace's holdings at Cornudas.
The resturant is doing very well, but the Cornudas deal fell through. It seems that there were problems with a lien that was on the place. It seems that May has STILL not been completely paid off by Wallace, so the deal fell through. DAMN, I was HOPING to get someplace to go for coffee and breakfast that was only six miles away.
Oh well, all is not lost. Chico owns the old hotel complex on the junction of 62-180, and Ranch Road 1111, the two lane that runs south to Sierra Blanca.
He told me the other day that now that he will not to compete with Cornudas before he gets up and running, he is thinking real strongly of rebuilding the resturant on his property, and having much more pull-through off street big rig parking for his resturant. That's cool, as he is only a little over a mile east of my place by road, and just a mile east of my east threshold. Once he grades his runway, I could jump in my ultralight and fly over. Brie

Here's another one of Darren Zuppardo's sales tactics. This is what Darren Zuppardo had to say when he asked about phase 2 and the companies buy back agreement. It would be intersting to find out who thought of this brilliant idea (Darren Zuppardo, Thomas Blackburn and Rodney Bell)........when this goes to court, I bet this will come out. If not maybe we can help it along....after all, we know enough of the whole truth to see it thru.

To put it once again in the simplest of terms, we had phase 1 which consisted of 98 lots that sold between $45,000 and $60,000 each. That phase sold out.
Phase 2 lots consist of 108 lots and are selling for $100,000. As I have mentioned before, once you purchase a lot for $100,000 you will receive an option for our company to purchase to property back from you for $250,000. Also you will receive 1 week of vacation time per year for life that can be used at any of our resorts or traded out with participating resorts.
We do have financing in place and as far as the lots that have recently closed they are not back on the market, they have options for us to purchase it back based on our pre-sales for that particular piece of property. I cannot go any further into detail concerning other clients lots.
We are down to the last few and I think I have told you all that I can honestly tell you about this project.

My name is Steve Cook and I have not purchased the land, but ready to. Want to retire, but need some problems addressed first and I was hoping to get some of the information on this forum.
Water: Could it really be that expensive to dig a well, would I be better off getting water delivered in and putting it in water storage on the property.
Electricity: Possible
Internet: Any high speed cell internet service? That is how I make my living, customer support for Live Webcams Streaming Video all with Remote Control (pan, tilt and rotate)
Anyone have any suggestions before I purchase?

Don't Buy from Zuppardo
Digging a well can be very expensive and your not guaranteed any water or your money back...I hear up to $20,000 to find out. Better to truck it in unless you know for sure water is there. Don't know about high speed. Don't buy your real estate from Darren Zuppardo, he did allot of people wrong here in TX...He is now back in Louisiana maybe New Orleans and he currently hangs his licence with Keller Williams. I don't think you have to worry about Wallace or Rodney Bell, both of them are back in Destin struggling with their own problems and trying to stay out of court and jail. Good Luck.

The Wallace Town idea would have been a success in Cornudas if Jerry Wallace himself had involved the community in such a way that he brought community leaders and county officials together with a solid business plan, building plans, and an open forum for the people of Hudspeth County.
One hint of greed and making a quick buck and thatīs it! I am sure there were red flags going off from the very beginning.
These areas of West Texas have the potential for sustainable business, reliable sources of tax income, take for example solar energy. This is a market that is growing tremendously. Eventually this means green energy will be affordable in the coming years to the end-user consumers.
Another market which is very viable for Hudspeth County in West Texas is tourism. A multi-billion dollar industry just waiting to be tapped into.
Not strange Jerry Wallaceīs idea was a good one for the most part, marketing of the Old West, because marketing of the Old West happens all over.
American history is and will always be alluring to Americans and Europeans as well as others around the world.
Just take a drive to Guadelupe Natīl Park and see how many people stop and get excited about writing in their visitors book where they come from?
Hudspeth(Cornudas, Sierra Blanca) like many counties west of the Pecos are alluring places for most travelers because it is packed with history of the wild west.
Problem is, even if your intentions are well and good no amount of money or planning will lead to success unless IT genuinely provides jobs and future growth.
He (Mr. Wallace)would have made a success of it if he had the right people planning and community involvement, locals that know this area, that are respectable and most likely willing to cooperate in anyway they can.
Frankly, he wouldīve been better off if he had put his money into developing/improving on the Cornudas cafe and surrounding village, instead of going with the minimalist approach and building structures that wonīt survive the test of time.
No matter how remote an area is people want to know whatīs going on in their neighborhood, how will it effect them and what potentiell is there for sustainable growth.
Their are alot of people that own land in and around Cornudas(Hudspeth County). Many people waiting and watching, wondering what is happening next.
Obviously this in itself is providing interest in the county and Cornudas, this curiosity alone is having an impact, and eventually one day a positive one.
Just as I write in this blog, a blog specific to Cornudas, itīs the only place people can read what is happening. Itīs a very good source of information.
I bought my land from Fred Price and his partner Tom, Antelope Acre Estates, very honest people you can trust. One thing I saw in them that they saw in me.....
Opportunity.
The land...well, itīs desert but itīs beautiful desert. It has a history, it has pure nature, serenity, but most of all it has given me and my ideas and dreams the drive to maybe one day make it come true.
In the meantime, I will read this blog and news from surrounding areas to stay tuned and informed like many others out there.

Concerning Fred's honesty, I have delt with the man since 1999, and he is the kind of man that that I would want covering my back if I were in combat.
He is honest to the extreme, he will never take advantage of anyone. I have been to his house many times, he is an absolute gentleman, and it is a joy for me to know him.
I am not saying this so you folks buy land from him, but to illustrate that if you buy land out here, deal with locals. They are of a totally different caliber than some land developer from the East Coast, looking to make a fast buck. Brie

Hi Brie,
North side of 62/180. Fred is my lot neighbor as well as his partner Tom.
I was hoping to get out there this Dec-Jan, visit family in Texas. I live in Mallorca, Spain.
Interesting that you have an airstrip and small plane?
I understand you are retired Army?
I am ex-Navy `80-`86. Anti-Submarine Warfare, Iceland, Bermuda etc...
Self-employed, lived in europe most of my life.
Be nice to burn some steaks, sure we have some similar interests.

Brie,
my wife and i are coming out some time mid January. love to meet you, we noticed when we were there in September you had several vehicles along your front fence, wondering if it's a yard sale or if you drive them all. have a '54 Chevy 5-window sitting on my property 1 1/2 miles off the road i wouldn't mind selling if i could find a good buyer. needs a water pump and has been sitting quite awhile. can talk about it when we get there just wondering. anyway glad to know i can still read this forum and keep up with home from out here in ft worth.
