Did Jerry wallace actually buy May Carson's coffee shop+land etc.? I heard that he was talking to another guy from Florida(One who was involved in Sunset Ranches)to buy out some of his acreage. I guess local residents are the best sources of newest developments in the area.

Yes, May did get paid, EVENTUALLY. She waited for quite some time to actually get the money. In the interim, the guy who was going to put the bottled water company in the Eastern half of the Cornudas Cafe got tired of playing games, and pulled his equipment out of the building. I know this because the guy's former partner, (he sold out his interest to the person who was going to put the water company in the building), is a close personal friend of mine, and one day he told me of the games that were being played.

Update !! Update !!
You folks remember when I told you about the very top of the roof of a large gazebo that was knocked over by a windstorm? Well two days ago, on my way to El Paso to do some shopping, I noticed that in another microburst, the WHOLE ROOF collapsed onto the ground. It has now been sitting for two and a half days on the ground in the middle of all the uprights for the gazebo.

Wallacetown Structure....
Found on: Resort Properties Task Force
A past post from another site had it nailed: Corporate monies were given to employees to buy Wallace Town 20 acre lots at $45,000 each and recorded in the State of Texas in order to manipulate the market, in short "Price Setting".
Question: Why would anyone pay $55,000 to $100,000 per 20 acre parcel 60 miles from town with absolutely no infrastructure, water or power and no guarantee of such when they can buy the same land nearby for $100-$200 per acre?
Answer: Comparables!! Comparables gathered by a licensed appraiser supporting sale prices based upon previous non-fraudulent activities; unfortunately, as described above, non-fraudulent activities can not be defined as sales generated using corporate monies given to its employees to manipulate the market for the sole benefit of the Company.

Does anyone have information about development in the Sunset Ranches area of Cornudas? We brought a few parcels out there in 2003 (residential and highway) and haven't been out there since. At the time a few people were building homes. I read the posts about Wallace Town and was surprised. Sunset Ranches did some promos about Wallace Town a few years ago.

Hi Doubleln,
Sunset Ranches forms an "L" with one end touching HWY 62-180, and the other end touching Ranch Road 1111. I only know of four houses that were completed in that sub division. I know that from talking to other people who have been here far longer than I have, that the water is pretty deep. A well will cost you tens of thousands of dollars to drill, and if it comes up dry, you still have to pay, and try again in a different spot. I know of two people that had to do that.
The other option is to have someone truck water up to you from El Paso. There is one company that will bring you 2,300 gallons for 130 dollars delivered to your storage tank. That is what I do. I have city water, so the chlorene prevents alge growth, and when it enters my house, I filter it out.
This area is still VERY VERY rural, and everyone here wants to keep it that way. There was a weate desalination plant that was going to locate not far from Dell City, adding DESPERATELY needed money to the tax base, and jobs to the local economy, but they were run out, eventually locating in Eastern El Paso County, taking their tax money, and jobs with them. Oh yes, they drilled their wells to the depth that put them into Dell City's aquifer ANYWAY, and now Hudspeth County does not reap any of the benifits. Brie

Know this before you buy out here
To doublen, and everyone else.
Let me open this with the following statement.
I LOVE living here. BUT I was ready for the isolation that living in such an area assures.
If you like being self-reliant, and don't need to be within six blocks, (more like 60 miles), of the local Starbucks, you won't mind living here.
If you don't mind the fact that ALL major food markets, home improvement stores, non-mexican resturants, theaters, etc., are at least 60 miles away,
you won't mind living here.
If you don't mind the fact that there is, at the present time only ONE phone company that serves the area, and ANY call that is not to the Dell City area IS long distance, and that internet service is PAINFULLY slow, ensuring sky high phone bills if you use dial up, and the fact that DSL is VERY limited out here, you won't mind living out here. (I'm typing this on my laptop which is tied to one of only two cell towers in the ENTIRE county of Hudspeth).
If you LOVE clean air you will LOVE IT OUT HERE.
If you like everyone waving to each other as they drive, you will LOVE it out here.
If you love being able to walk out at night and look up and see more stars than you have probably EVER seen before, you will LOVE it out here.
If you like the idea that you can live out here for years and NEVER hear a drive by shooting, you will LOVE it out here.
If you will like walking out your front door, and have several Pronghorn Antelope in your front lawn just looking at you till you do something to spook them, you will definitely LOVE it out here.
Living out here takes a VERY diferent mindset then is required in "the burbs". If you have it, you will love it out here, if not, cultivate it, or you will leave here inside of two years. Brie

Hi Brie,
Thanks for the valueable information. We live in a town in Jersey where we have deer in our backyard. Though it is a small and quiet town, we want to eventually retire someplace where we can be as self sufficient as possible. Everything you described is EXACTLY what we are looking for.
If there are only 4 homes, what are people doing with their land? Are they putting up Ranches?
We have three parcels right now. We are keeping one and considering selling the other two. One of the parcels is on Highway 1111. Does this highway get a lot of traffic? Are there any businesses on it?
As I mentioned, we are considering selling two parcels. Do you know of a TRUSTWORTHY Real Estate Agent you can recommend?

You are the type of people who WILL succede out here. If I were you, I would KEEP the land on Ranch Road 1111, and sell the other two lots. Traffic on 1111 is a LOT less than that on 62-180. Most of the traffic on 62-180 is Tractor Trailers going between El Paso, and Carlsbad, N. M.. It is by no means even what you would call moderate traffic in New Jersey, but on 1111, I can go 43 miles to Church in Sierra Blanca, and travel to and from, and only pass three of four cars (almost NO trucks), going the other way.
Give me a little time, and I'll see who I can find to handle your land sale for you.
It will be nice to have you as "neighbors". Brie

Hi Brie,
Thank you for the highway information. It's nice to receive any info about our future retirement location. With the town names we had and the routes you mentioned, we were able to pull up an ariel map. As you said, hwy 1111 is pretty deserted from Sierra Blanca to 180/62.
Are you familiar with Blue Quail Ranch? This is where our other parcel is located. In your opinion, is Blue Quail more picturesque than Sunset Ranches in Cornudas?
We do plan on making a trip next year to see the other ranches. Any other information/updates on the towns is always appreciated.
