I know the area somewhat. Its dirt road access currently and as far as getting to your land, you will really need to go out and look at it. Im sure you can have a road plowed that will make it accessible (Chico maybe?).
As far as electricity, you are correct, unless you willing to spend a fortune to bring it out that far, there is none. I had the option to buy 50 acres in exactly where you are looking but the need for power outweighed the price deal so I ended up buying 20 acres right on 1437 with power instead.

Is the airstrip important to you? Do either of you fly? I have power poles right across the street from me, and I generate my own power with wind and solar, because I do not agree with the policies of the local power cooperative.
I have a total of about a thousand dollars in the entire system, and it supplies all my power needs for lights, stereo, TV, and anything else that I need. My water is delivered to me for 140 dollars per 2,300 gallons of El Paso water supply water that is light years better than what you will get out of the ground, or buy from Dell City.
If all that you are looking for is ten acres, why not get land on the south side of HWY 62-180, and just west of Ranch Road 1111, (we say eleven-eleven). If you need access to a runway, I have 80 acres with my own 4,000 foot by 90 foot airstrip that I can lengthen to 5,000 feet if needed.
Give Fred Price a call, or check out Land sales - West Texas which is his website. He is the guy that I bought land from, and is the most honest person you could EVER deal with. His eight hundred number is (800) 418-3015.
There are two ten acre lots that border the south of my land, and if either of you fly, we could mow a taxi way right to the runway for you. You would have commercial power right to your property line, so that if you don't have the same feelings about the environment that I do, you could hook right into the grid. The same people who deliver me my water, could deliver it to you, the roads are FINE for anything that you want to bring in here.
I just talked to Fred on the phone while writing this, and he told me that he normally sells his ten acre pieces with power to the property lines for 12,500 dollars, but if you mention that you saw Sabrina's posts on the land on this site, he will drop it to 12,000 even, with 120 a month payments. There are two lots that border my land on the south that could be tied directly to the airstrip, and two more accross the street that borders my north property line.

Default Jim Clemmets MIGHT be moving

Hey everyone, I was driving to a friend's place the other day, and noticed a for sale sign, not attatched to one of the pieces of junk that Jim is trying to sell all the time. As a matter of fact, it was leaning against his fence, next to his gate. It has not been moved for the last two days, so perhaps after ticking off everyone including May Carson in the area, he might have decided to move on down the road. Just thought you guys would like to know. Brie

Hi Brie,

Thank you for the info. The airstrip is not really important to us, I just thought that maybe with there being a house and airstrip north on Sparks Rd., there may be electricity that far. The land we're looking at is about a quarter mile west of that house. Having electric close is not an issue for us but I thought it might be a selling a point in the future should we decide to sell the land rather than build on it. We'd also be looking into alternative energy sources for the area if we ever built on the land and we'd plan to haul in water. As far as flying, I never got past ground school and some begged flights from instructor friends in college (not enough money then, LOL!) and it's been one of those dreams that has been on the back burner for many years since then. My husband spends sometimes several hours a day flying for work (FE and TI for Army Chinooks) and the last thing he wants to do when gets on the ground is leave it again. :-)

Do you have any info. on surveying in the area? The only rough estimate that I have been able to get is $2000 per 5 acre parcel (they are listed as two 5.11 acre parcels). For Ohio, that's pretty steep but I don't know if that's considered average in rural Texas. From what I understand, it only has to be pinned and recorded with the county prior to building a permanent residence, right? Thanks so much for the info.!

Boy Brie, I'm almost tempted to buy one of those lots near you as well as the ine I already have on 1437!
Im sure property values will only increase in the next 20 years and Im sure the neighbors are great!
