anl, that 96 and 69 look quite confusing, I see what you mean they rejoin as to what looks like a couple of times. We are a white couple but are fairly progressive even though we can blend with just about whomever as long as they are not in white hoods carrying a cross. Thank you Watchful for the good info on the distance from Fannet to the mall, its just a good point when buying a home to know stuff like that, especially when you are out in the country.
I am very surprised as to the winds coming up out of the south south east, that would explain the heat. Does the Beaumont area happen to have a farmers market, is it any good? We like saltwater marine aquariums and Houston is huge on that so I fairly stoked. Thanks to you all for such great advice.

I Stand quite corrected on flamingos and on Winnie ... mia culpa both.
On the flamingos, I have lived 25 of my 54 years in Port Neches and hunted and fished the coastal marshes and waterways a whole lot. I even shrimped in SW La. some. Never heard of or saw the flamingos. Obviously quite a treat.
On winnie ... I am just flat wrong (although at least 1/2 of Winnie looks at risk on a cat 5) ... no excuses. I had looked at flood plain maps many years ago and just barely remember Fannet area being at risk. Sorry ... I was going off my old man memory. I need to engage brain first before posting.

Sorry but where we live now has a population of 40K and does not even have a bar, nightlife "Trip to Houston, I am okay with that or possibly even NO". The refineries are as to why I was asking about average wind direction, we currently reside downwind of Eastman chemicals main plant "I do not want to make that mistake again", its like 1/2 of Port Arthur's plants combined. We are doing the research as in the title of the thread.... Do you guys have good growing soil down there? I would love to grow some lemons, blood orange, and possibly grapefruit with luck.

Plenty of roadside crabbing opportunities around Sabine Lake and Pass. On the flounder are you talking about fishing or gigging? Really good flounder fishing in several areas. Most of the time the water is too turbid for gigging. In fact I've caught flounder in Beaumont before, but kinda rare.
On refinery odors either get far enough north (Lumberton) to avoid them or west ... just pay attention to that noaa map poster above. Stay away from the mid-counties areas ... good schools and neighborhoods but bad smells!

I saw a couple of posters here saying DT Beaumont has no night life. The time I went down there Crockett Street seemed fairly lively, definitely more so than "The Square" here in DT Tyler.

I would stay in the area South of Beaumont, out towards Fannett and Hamshire. My husband and I currently live down here. He worked in the southern part of the Port Arthur area, and we lived in the North end of Beaumont before we bought our house. It took him an hour to get home because traffic is so bad after I-10 splits from 69/96 on the north side of the Beaumont metro. Getting up to Lumberton takes even longer. On the other hand, the drive down 365 is a lot more pleasant, with lots of pasture land, bayous, etc. Also, there are a lot of stores starting to go in right at the intersection of 365 and 96/69 - Walmart, Ross, Petco, Circuit City, Lowe's, Target, etc.

Have you considered a little further out, maybe Silsbee or Evadale? Evadale is country and close to the river. Driving 96 to the lakes I see Silsbee is experiencing a building boom like Lumberton did a while back. Stil country enough though and closer to the Lakes!

Lumberton and fennett have a much worse flooding problems than winnie ever has had. That is obvious just in looking at flooding in the last decde. Fennett is a target since Port Arthur has a flodgate on 365 that they close when surge comes. Lumberton is kind of famous for flooding during even heavy rain storms.Lumbertons problems seem to be from growth with liitle drainage planning. It has always had flooding but now there are more homes to flood. With the anti tax sentiment there is it not likely they will even have a drainage district in the near future.The lesson from Rita most learned is any wooded area between the coast and the lakes is dangerous;make them pine trees and it is worse. Most will tell you to go a least 100 miles to be safe from the problems that aren't just flooding from surge.Luckily their was not alot of rain and even surge except near the immediate coast with no protection. Humberto a cat 1 really seemed less than some tropical storms whose rains have caused more damage. Check the flood history of a area no matter what.
