Hahaha, I knew a Dallasite would try to come in here claiming that HPV is better than ROD. I like how you failed to mention a lot of the retailers for River Oaks District, while listing some of the very same retailers you left off, for HPV... Typical.

Retailers seem confident in its success—the property’s 70% pre-leased despite rents over $200/SF (well above our market average) and is attracting brands that have never operated in Houston before.

Yeah, just like Houston attracts a ton of rural East Texans and a whole lot of rural folks from Louisiana. I see what you tried to do there, but that's not really any different, if you take that into account...

Most people I know who live all the way on one side of Houston away from stuff all the way on the other side of Houston always talk about how Houston is so big and the traffic is so bad that they never feel like spending an hour+ in the car just to get from one side of Houston all the way to the other. So again, not really much difference there.

Your point? Houston has theGalleria, the biggest and best shopping mall in Texas. We also have River Oaks District, soon to be the most luxurious shopping destination in all of Texas. congrats on having a hodgepodge of high end retailers around the city. I honestly can't figure out what the reasoning is for that except to appease all the $30,000 millionaires in Dallas. All the wealthy Latin Americans come to Houston to shop. Who goes to Dallas to shop??
