New Braunfels Future
My wife and recently visited New Braunfels and fell in love with the Landa park area and are considering retiring there in about 10 years. The only problem we see is a lack of decent housing. The city has lots of lower income type shacks, but very little of what we consider nice. My question is what are the future developement plans for the city?

you need to look some more
there are plenty of new, upscale housing in New Braunfels area
the city has been growing by leaps and bounds for the past 10 yrs with the NAFTA bill in place--I 35 has been busier than anything--the outlet mall and Schliterbaum have brought in tons of visitors--price of land has gone up and so has cost of homes
the zoning is kind of erratic but there are still large sections where people still farm, grow hay or raise some cows...
if you are talking ONLY about that area--being close to the park--why?
that is one of the busiest parts of town with the water park not that far away
it is really crowded in summer--
how much time did you spend there?

I have to agree with loves2read. My in-laws retired there about 8 years ago and built a lovely house in the Pinnacle. I can only hope that one day when they're gone they'll leave the house to my hubby  While the Landa Park area is great to visit, I certainly wouldn't want to live near there with the throngs of people who visit NB for the waterpark, tubing & fishing on the river or partying at Wurstfest.

yes--forgot about Wurstfest
best place is out on the river on Lake McQueeny--that is closed to public entry now--price of lots will be going higher and higher--there are some older homes that are probably tear downs but we rented new one in July for vacation--lovely home
would not mind retiring there but it probably cost close to million to do...

why don't you do a search on the San Antonio board
and Google for an MLS site
you can see pictures which are much more specific than words...since house locations vary

Last time I was down there, there seemed to be a lot of new housing developments going up in Gruene, which is now part of the city of New Braunfels. Might be worth a look.

NB is a hot bed of growth. Proximity to San Antonio and Austin aside, it has a spirit of prosperity and holds great promise for the future.
But, depending on what kind of life you want... We bought 6 acres in Eden Ranch (out 306) an older unrestricted development that will not allow trailers and it is very country and private, nothing smaller than 5 acres.
There are planned developments like River Chase that have restrictive deed restrictions and from what I have read pain in the rear people running the developments...
We are less than 10 minutes to Greune and all the fun of town but out of the way of tourists except 306 can get busy in the Summer with tubers.
Out 46 toward Bulverde and Boerne there are many high end developments going up. We have done the hoity toidy development thing and decided it is not for us. We love the closeness of the area we are in but at the same time you really feel you are out in the country. I lived on the lake in a small town outside of Nashville and the weekend were so loud on the main channel, do not know about McQueeny, except that my sister makes a funny face when I mention buying a lot out there???/ She has lived in NB over 10 years so I tend to defer to her. One of the nicest-looking new developments I saw in New Braunfels was called Havenwood or something similar, along Hunter Road toward San Marcos. I mean, those are some big ol' Texas-sized houses.

Thousand Oaks Loop just north of San Marcos is like that, too. I love those kinds of neighborhoods.
