The population did start declining again this decade, especially after Hurricane Rita, but it's on the rise again. But the area really does need to diversify and get more white collar jobs or the population may start dropping again after these big industrial projects are done.

The "Golden Triangle" is what it is. I don't live there but I have lived in Mid-County, Pt. Arthur, and Beaumont. I live 50 miles north of Beaumont but do work there. I actually like Houston but just get a bit aggravated with traffic but it is never a dull moment for a small town boy like me. I do go over for professional conferences regularly. I've only been to DFW a few times but its OK. Again ... lots to do and to spend one's $$$$$ on. I can't recall ever slamming any of the metro areas and if I did once or so it was in passing ... it wasn't in whipping a dead horse mode!
My big gripe is the people come on here and slam the Beaumont area. I always thought if you can't say something good maybe it might be better to keep ones slanted comments bottled up. To be honest tstone grew up in the area (I think) and it is an old story to slam someplace you've left ... kinda gives one that "I'm superior" air!
Just some psycho-analytical mumbo-jumbo ... maybe!
I am pretty sure I can find things wrong with any area and maybe even a legion of things! I guess it is all in the eyes of the beholder!

Not me... I grew up in SW Houston and Sugar Land. That must've been someone else.  And speaking of the SW side... bad place these days.  ... a poster-child victim of inner suburban decay.
But I won't apologize for giving a slanted view, whether negative or positive. The purpose of these forums is to provide outsiders a balanced viewpoint of certain areas. It would be an injustice to not speak about the downsides of certain places, as well as making everything 100% negative. I tried to list the positives I've seen around here a few posts back. I will apologize for being incapable of listing more.
Something I encourage anyone here to do is talk IRL to lifelong natives from the GT who never moved away. See what kinds of things they have to say. The vast majority of them will shoot it pretty straight with you.

Beaumont
I would suggest the West End of Beaumont. Been here 2 years and are moving in May.
Our 10 yo is at St Anne's and he just loves it and we like it too. There is also All Saints. I believe both have preschool programs. I hear good things from the moms at Regina Howell and Sallie Curtis, the public schools in 77706.
There is a gap between the 175k and 250k homes, I found 2 years ago. We ended up spending more, but totally love where we are.

Well after a couple of trips down to the area we settled on renting a house for now in Lumberton,TX while we adjust our barrings. We have a lease for 6 months and may purchase a house after or lease is up. I still have to put up my house for rent in DFW so if anyone is needs a house to rent in Carrollton,TX let me know.

Look in the west end, target near Dowlen and Phelan. Kelly was the recommended school but its private. Westbrook isnt bad.

The West end of Beaumont is possibly the best way to go. Near most of the schools, many nice houses, and businesses. A good private school is Cathedral.

If you are relocating to Beaumont, there are some great things about this town. We don't have to worry about bad traffic like big cities. We have quite a great selection of places to eat. Our weather is great most of the year. Hot in the summer, like Florida. Southeast Texas- the Golden Triangle has a population of less than 500,000 but the qualitiy of services (hospitals, shopping, dining) here are better than most small, mid-sized towns.
Yes, our housing market has appreciated. Homes hit there highest values in 2007. Homeowners that bought that year might not be able to sell and make a profit but its a whole lot better than what happened to the national housing market. You'll find the median price of a home in Southeast Texas is about $150,000 still way less than the national median price which is now about $218,000. To find new construction in the area count on paying about $100 per square foot as a starting point. For a fancy new home in a prestigious area bump that number up to about $130 per square foot. You can find a nice, older home in a good school district for much less.
You can enjoy your time in Beaumont because it is a really nice place to live or you can find a lot to complain about because there is stuff to complain about anywhere.
