Default Housing rentals in Ennis, average cost? Renters gone wild.

A friend of mine owns a house in Ennis, and she has had nothing but trouble with renters in the house. The last three renters paid for a while, then bombed out. This is a better than modest house and rents for about a grand a month. She asked me about the area, and I know nothing, except for using this forum. Is there a glut of rentals in Ennis? Are the real estate agents having a problem filling up the rental houses? Have industries left the area and jobs gone away?
I figured a 3 bedroom house with prob 1700 sq feet, located in a nice subdivision would bring that. The home appraised for about $160,000. Anyone with local knowledge?
