Maybe a little of all three. I don't think the attitude of the people is really too small town though. It's right on the edge of Clear Lake, so it's close to lots of amenities. Much of the development stops around Clear Lake and doesn't quite make it's way into Alvin. I would say it takes less than an hour to get to any type of water. You don't need a hazmat suit to touch the water. The water along the Texas coast tends to be more silty than other places, but it's not a toxic dump as popular OPINION would have it. Alvin isn't a ghetto. I would stay away from LaMarque and possibly Dickinson if you're worried about that. You also might look at Rockport.

lived there in 1989. it was nice went back to visit in 2004 WOW ILLEGAL village. go to clearlake area or northeastern league city. You will be happy there.

You guys forget the fact that Clear Lake is actually City of Houston with its high crime, high taxes, and higher insurance rates because it is in Harris County. Alvin is in Brazoria County and has lower taxes and insurance. Alvin has over a dozen public parks, a public pool, large school system, and a church or a gas station or a fast food joint on just about every corner. GREAT place to live and raise a family. There are assisted living facilities here and a new and very nice low-income apartment complex.
