Question Granbury subdivisions best for retiree

We have never visited Granbury but consider this our number one choice for retirement this summer. We are hoping to get into a fairly new brick home, one story, about 1400 sq. ft. We are not at all interested in a large yard, we do have a small dog, just enough grass to make her happy.

We are not interested in golf or boating, so not at all interested in large HOA fees for amenities we won't be using.

Looking outside of the city limits, since this will save us not having to pay Granbury city tax of about $500.

Have been considering Meander Estates, anyone that can tell me anything pro or con would be appreciated. Hoping to be able to get into something for $130,000 or less. Really want a safe area. Thanks
