Eagles Bluff - Bullard
Does anyone know anything about the Eagles Bluff community in Bullard? Thinking about building in that community. Any pros or cons. Seems like a very beautiful area with the golf course. Looking for a place with good neighbors

I'm from Tyler, but few people know much about it. Maybe they have heard of it. Can't tell you much first hand. Have been there a couple of times in the last ten years. What really impressed me was the "Bluff" that it is on, overlooking, nice size Lake Palestine, which is closer to Tyler than Palestine, only about 15 minutes from "The Loop" in Tyler. Eagles Bluff is not inside the city limits of Bullard which is about 2 miles from the city limits of Tyler. There are some beautiful houses on the golf course and fantastic views from maybe 300-500 feet above the lake. Now only, two miles to two new medical offices, fitness, rehab. branches of the East Texas Regional Medical Center and Trinity Mother Francis Regional Medical Center in Tyler. Lots, of information for you just "google" Eagles Bluff. Easy four-lane drive up 155 to Tyler. If you like the Lake. Really nice place, Marina about two miles away. I guess I go know a little about it. Anything else, on Tyler, just ask, I may know or can find out, Tyler information is a "hobby" for me I suppose. lol

Thanks Mark for the response. We are just wanting to move into a community that is friendly. I am not a big golfer but love the beautiful community and landscape. Anyone have any suggestions for a builder?

I used to be a member at Eagle's Bluff only for a year before we transfer our membership to Hollytree due to location. Please do not ask as it was my parents decision. Haha
There was nothing wrong with Eagles Bluff other than that it was a little too far from Tyler.
You can contact Campbell Custom Home and it is located in Downtown Bullard. I'm not sure which website it is but I'm sure you can find it. They're in great shape despite the recession and the houses are gorgeous!

Can you go to the Parade of Homes? Ends today !! But you can pick-up a Sunday paper and see who the builders are, just may be a good source, I don't know.

Yes I went to the Parade of Homes and the home was fabulous. I am impressed with the landscape and design of the community. I find it very attractive. There are some lots that are available from $65000 - $350000. The big drawback foe me is the size of the lots. They are around 85' wide so I see why there are so many two story houses.

property with spectacular views of the lake. I posted a thread in October 2007 basically asking the same thing as you are. If you have any interest in reading the responses to that, go to the Search box above and enter Eagles Bluff. It will pull up several threads, and the one I started is the 6th one below yours: Eagle's Bluff on Lake Palestine.

First time I saw this place, my jaw dropped. And I'm not saying that in a complimentary fashion. This place went in within a mile of my friend's family land. Not very exciting to see the character of rural land change into so much manufactured life.

Yes, that's the down side of it, but at least it wasn't "trashed out" as so, so much of East Texas has become
Fortunately, much, much beauty still left in Northeast Texas !!

Does anyone know how the "downturn" in the housing market has effected Eagles Bluff?
