If you move to a more rural area, and get an Agriculture or Timber Property Tax exemption, it will be extremely cheap. Like $1,200 on a 250k property. Then you're not taxes for anything else by the state except sales tax.

You may want to look at the areas around Tyler, Texas. Rolling, green with some cool weather in the winter, but very mild 6 months of the year, blazing hot for 3, and then cool with some 20-30 snap weather for the other 3.

I've lived in Texas nearly my entire life and haven't seen any tornadoes. They've come down somewhat nearby to where I currently live, but they were very small ones and they never came this way, just stayed in the cornfields.

No basements, just attics for the most part. You may find something with a walk out basement, but they are rare.
