The wells fargo building is as you described 1.7M sq feet, but the Chase tower seems to me to have more leasing space
There is a skylobby in JP Morgan Chase so it might be used for that and other things.

a skylobby won't take up 600, 000 sq ft trust me.

one level of most towers in Houston occupy about 25 000 sq feet.
Not 600 000.

even the William's Tower has 1,500,000 sq feet of leasing space.

I doubt that the Williams and Wells Fargo tower would be so high and the Chase tower so low.

The chase tower would have to have 20 floors of observation tower to be that low.

something else must be the reason.

25, 000sq feet per floor multiplied by 75 is 1,875,000 sq feet what is occupying those 20 floors of non retail space?

I'm pretty sure there is a website where you can find what you're looking for.

This is what I found on the Renaissance Tower | 1201 Elm Street, Dallas, TX - Home

Renaissance Tower possesses an abundance of on-site amenities with various retailers and restaurants located throughout the lobby and the two underground levels. Retailers include a convenient store, drop-off dry cleaners, salon, shoe shine, optometrist, copy shop, on-site jewelry repair as well as branch banks for SWS First Savings Bank and Pegasus Credit Union.

The building conference facilities, which consist of three specially sized rooms ranging from 14 to 200 seats, are available to all tenants and can be reserved at half-day or full-day prices.

Rising above the property's outdoor plaza, the Crystal Court is a nine-story, half-pyramid built of glass and structural trusses. Renaissance Tower boasts such restaurants as Starbucks, Pot Belly, Chick-Fil-A, Quizno's, Paradise Bakery, Dickey's BBQ, Taco Bell, A&W, Great Wraps, Kuai Asian Fusion, Burguesa Burger and Smoothie King among the spaces in the Crystal Court and the Renaissance Cafeteria below.

well their website says 1, 980,000 sq feet (which would be reasonable for a building that size) but wikipedia says its 1, 300, 000 sq feet which is much smaller than some other buildings in Houston.

As for the Bank of America I have noticed the websites use the floor space and leasing space interchangeably.

Taller doesn't always mean bigger. For example, the Metlife building in New york is 808 ft and it is 3,140,000 sq ft.
