Austin is tops in the tech industry and has many companies in the tech industry in Austin (though their HQ may not be in Austin, they have a VERY strong presence). Austin also kills SA when it comes to urban development in its core.

I can't believe you SA guys think you are on a completely different level than Austin. It is amazing.

I'll let you all think that. Believe it if you want, but you are the only two people.

San Antonio has NBA, WNBA,AHL,Texas laegue baseball.

Austin doesn't even have Texas league baseball. San Antonio has the second largest medical center in Texas. The healthcare-Biomedical is a 15 billion dollar industry. Austin doesn't have anything close.

Urban core, are you crazy? San Antonio has many projects underway downtown. The scope of River North tieing in with the expansion of the Riverwalk, will pretty much leave all Texas downtowns behind. We just need to wait and see how River North, So Flo, Pearl District, East Town, Southtown, continue to grow and put San Antonio's downtown on another level. Austin's downtwon doesn't have, Alamo Plazas,Market squares,Main Plaza's, and I can go on and on. Yes tourists frequent these areas's but so do the locals.

I will give Austin credit for building more high rise condos downtown. San Antonio's downtown is more historic building condo conversions, etc. It does, however, have high rise living options, and others UC or planned.

WNBA? When do they play? And Austin has the CHL, Arena Football, NBA D-League, PCL (baseball).

And Austin has the state's largest university.

Nah, I think your crazy to think you are on another level than Austin. It won't leave all Texas downtowns behind. The Riverwalk is nice, and SA has the nicest Downtown now. And those projects in the district you named are small. They are mainly three-five story buildings and the are few and far between. Most of the development in SA is in the suburbs around 410 and 1604. Austin has so many highrises that tie in to those three-five story towers that they are building as well. And tourists do not frequent those areas. Don't lie. Tourists stay in Downtown near the Riverwalk and Rivercenter Mall. You know that.

There aren't too many building conversions. Intown development has't really taken off in SA, and the developers are staying out in the suburbs. SA has one highrise condo building under construction and that is the Vidorra. Post some of the other condo buildings that are planned.

Yes, it always end up becoming a SA versus Austin thread mainly because Austinites love to bash SA and other cities instead of complimenting them on their own merits.
Like I said before Austin is not the prettiest girl at the dance but it has the biggest ego and swagger. All I say to Austin is to quote and toast Gen George Patton " from one SOB city to the other" In other words all cities have more similarities its the people that makes the difference.
UT is a state school not a city of Austin university -Sorry guys

I'm not even from Austin and haven't been there for four years. Spade isn't from their either.

Besides, UT is IN Austin and contributes to its economy. From bars, to sports, to some young workforce.

Forgetting about which city is better, how will the influx of population affect TX real estate (RE)? Our RE never hit that big boom in the late 1990s and early 2000s while most of the country did. Now that RE is soft and even depressed in most areas of the country, I've noticed some slumping prices here (I live in FW). But if the long-term trend is an influx of population in TX, wouldn't that mean that RE is bound to rebound and exceed the RE appreciation of the nation - at least within city limits, where RE is starting to become sparse?

I listed a few that I know, plus there are others planned. San Antonio's downtown has a ton of historic building loft conversions. Most all non used historic buildings have been converted into lofts, residences, etc. I won't deny Austin wins in new construction. River North and the Riverwalk expansion into the musuem district and Pearl district is not a small project. You need to look a little closer.

San Antonio is a tier higher imo.

I said highrise construction. Not little two-story conversions. Those all look like normal apartment buildings (on the outside and in). There are a few exceptions though.

No, they are about the same in sports. SA does have the NBA and hosts more sporting events, but Austin has UT and all its glory, too. UT is like Austin's pro team.

Yours, and only yours. No one else (except imaterry) sees SA on another tier. It is amazing that you do. Austin leads SA in rail transportation, highrise condo living, new intown development (not out in the suburbs like in SA). Austin also has a much busier airport and a major University sitting in its core.
