Hello again. I've returned to try to glean more knowledge from the experts here. In my real estate searches--mainly at Danberry's site as its so well designed--I've come across a number of listings in what Google Maps calls the "Beverly" area and what Danberry calls the Heatherdowns/River Rd area. Some of these homes are staggeringly beautiful for their price (this one's exterior, for example, stops my heart: 2620 Overbrook Toledo, Oh 43614 - Toledo Homes for Sale). Please share any experiences with or knowledge of this community and the surrounding areas. Good prices and beautiful homes extend along River Rd. From what I hear, once you get close to the Zoo things start to get a bit hairy. Is this the case? Thanks again in advance; this forum has proved an invaluable resource!

That's pretty accurate. River Rd around here is technically still the Beverly area but to me, it's kind of separate. I think of Beverly as the areas between Detroit and the Anthony Wayne Trail, from around Sherwood, down to the turnpike. It is pretty nice. Some of the houses on the river have awesome views with hillsides going down to the water. Even the side streets off River Rd are nice and probably more affordable.

You're relatively correct about the further up you go toward the zoo. But the "hairiness" doesn't really begin til your past the zoo. The neighborhood immediately next door to the zoo to the west is Harvard Terrace an it's fairly nice and still completely safe. River Rd eventually becomes Broadway, and once you reach the underpass after the zoo, you're crossing into the Southside, where you probably don't really want to be. That area is ghetto. Anything south of Glendale is for sure going to be fine though.

Is "southside" an actual neighborhood? I know there's the Old South End, which is what I would've called the area you are referring to. I've always used "southside" just to mean all of the southern portion of toledo, including Beverly and Harvard.

Some cities actually do this. It probably would help some neighborhoods desirability and hurt some others, depending on where exactly the borders were. Assuming they kept neighborhood specific crime stats or home values.

I think I would say South Toledo or "the south end" before "southside," but I just never heard of a specific neighborhood called "southside", so I was wondering.

Both Beverly and River Rd are nice areas. "Southside" is a new term to me. Generally, the area in question is referred to as "South Toledo" when talking about the larger area.

Thanks for the always outstanding information. The more I investigate this area, the more I'm falling in love with it. My only concern is with some of the negatives I've heard about the middle school and high school. This will not be an issue for me personally as I have twin boys who are one; I'm not looking for a "forever" home but I would hope to stay there for a good 5 to 7 years.

If you live in the Beverly area, your kids will most likely go to Byrnedale Jr. High and Bowsher High School. Those are honestly, probably some of the better TPS schools. Who knows, they might even improve by the time your kids are old enough to attend them. What's important to you right now is elementary schools and depending on where you might live in South Toledo, I think most of the elementary schools are fairly decent, be it Beverly, Harvard, Crossgates, etc.

And there's always the option of private school. Toledo Christian goes k-12 I think, I may be wrong, but that could be a good quality school for your kids to come up in, that's right in the neighborhood.

Also, parts of the River Rd. neighborhood are in Maumee proper, so it would be Maumee schools, which are more suburban, safer, and ranked higher than TPS. But yeah, Harvard and Beverly Elementaries, if you are going to use TPS, are probably two of the best, if not the top two.
