My house has been listed with an agent for four months now. The OREA shows my listing period from December to March (3 months) and the contract reads that I would have to pay commission if I sold my house 60 days after the listing period. My house is still for sale with this Realtor (now April) so does this extend my listing period even though the contract does not state this? We only listed with a Realtor as she said that we would have more traffic but so far we've only had open houses and I've done them on my own as she was not available. I now want to sell my house privately but am worried that if I list privately and make a sale within 60 days after taking it off the market with her that I will have to pay commission. Technically 60 days after my listing period is May and I would be willing to wait until then but if keeping it listed with her extends the listing period and I need to wait 60 days after I take it off the market then I need to get the ball rolling! Any advice is appreciated!

Your dealing with the potential of thousands of dollars here.

Maybe it would be worth investing a couple of hundred in a real legal opinion from a lawyer rather than basing decisions on internet opinions.

I am waiting for a call back from my lawyer but wanted to post it in the meantime. The OREA is a standard contract so I thought someone may have had experience with this. Thanks for the reply.
