Rates run from $7 per Thousand to $15 per Thousand in my area. The bigger question is the assessor, and how aggressive they are in valuations.

The difference in property taxes within 1/2 mile of my home are HUGE. If I was 1/4 mile up the road, (in the next county), my taxes would go from $12,000/yr to $4000 on the same asset base. (btw, my taxes were $800/yr on the same joint that is now $12,000 only 12 yrs ago)

Ag regions are usually better. Even better, buy a dumpy place, or live in a shop or barn (it can be really nice inside, the assessor does not need to know that).

Oh, and in response to all of the comments on the smell: That's only on the east side of Kennewick/Pasco. I've never smelled anything in Richland or West Kennewick, so you should be safe there!

Prosser puts you more like 2.5 hours out of Seattle, Yakima about 2, Ellensburg about 1. If that helps any. During some winters the pass is pretty snowy, during all other seasons the above approximate travel times hold. Or consider Wentachee.

If Spokane meets your idea of a "big city", it's a bit closer to Tri-Cities, the drive is not nearly as scenic though.

Stealthrabbit nailed it down, but just wanted to add...I'm from WA, but have also lived in and also currently own property in Tennessee.

Comparatively, WA property taxes are obscenely high compared to TN. For example, I have one place in TN with a 2200 sq ft brick house, separate 30x40 garage with a 2 bedroom apartment above it, pool, a 5 bay shop/garage, and 50 acres with about 50% woods, 50% pasture with a couple of ponds and my annual property taxes are between 600-700 for the year. That is quite a bit less than I've seen for comparable properties in WA.

One thing WA does that's cool, like TN, there's no income tax (although TN does have a capital gains tax).
