If you are 40+ years old, you might consider one of the retirement communities. See:

Green Valley, AZ.

Else, most newer neighborhoods in the Tucson area will have larger family populations, so consider an older neighborhood.

Tough question, Newbe.

Are you looking for a large home, condo or possibly a patio home? Do you want "in town" or out in the suburbs? About how much are you planning on spending?

I live in a fairly small community of patio homes right near the Tucson Mall . . . convenient to everything plus NO KIDS.

A lot of the patio home and townhome communities around the city, not just the age-restricted ones, tend to have relatively few kids. The thing is, you have to actually live in the city. If you get to the suburbs, you'll find that the similar communities do have kids, as people are trying to get out there for the schools. There are quite a few on the north side, although you have to be careful about the specific neighborhood as well as the specific complex, both for crime and for getting away from college students.
There are also a couple of apartment communities that are very nice, close to the city, and have pretty much zero kids. Additionally, there are a couple of loft developments - Ice House Lofts and Lofts at the Academy, specifically - that have those same attributes but are also much nicer.

Patio home = normal-sized, sometimes detached house on a very small lot

If you insist on being in the suburbs, you don't have much choice between kid-saturated neighborhoods and age-restricted (usually 55+) communities, of which there are several on the north side. I think it also depends on how much you're able to spend. There are larger lot areas in Casas Adobes and the Catalina Foothills that seem to have relatively few, if any, children around. However, these houses, even after the crash, are usually $350-500k.

Just for clarification or maybe add to the confusion, Newbe . . . living in "the city" here in Tucson is a far cry from living in cities such as San Francisco or New York.

I'm not a fan of big cities by any stretch but I have grown very comfortable with the conveniences associated with living In Town and I definitely do not miss the work and expenses involved with a large property that is rarely used.
