Well, I'm not gonna claim such neighborhoods don't exist (that's what exceptions are for - to prove the rule ), but I'll venture to say they're in the minority IMO. The only ones I've seen of this nature in the US are also the ones where you can get killed in random shootings. Everything's a trade-off in this life. Sometimes you "pay" dearly and get nothing in return.

From what I've seen places in the area with an actual sense of community ( you know, meet the neighbors talk have them over for cookouts) are few and far between. Tucson is crazy transient with a lot of people moving in and out over the space of a few years or just staying here because they can't take a little cold.

Everyone shuts themselves inside for 6 months out of the year because the heat keeps you from doing anything outside, not that you can do much anyways with the sun so intense.

I used to work in Vail and its ok, the schools are mediocre in terms of atmosphere and things to do for the kids (compared to others in AZ that I've seen mediocre is actually very good). Its also a little higher up in altitude than Marana as far as I know and that should make it cooler. I believe the Rincons cause a little bit more rain but I may be wrong on that.Unless you really like going to Phoenix I'd sooner go with Vail than Marana.

I would suggest that you rent or lease something for a year until you get a feel for the place and see which way real estate prices are heading. Some people love Tucson and some don't. I lived there in 1975-6 and found it a pleasant area, but now of course it is much bigger and spread out. I wouldn't commit to buying anything right now the way the market has been acting lately. Might save yourself some heartbreak.

Cool Southeast Tucson

Buy in Southeast Tucson, Kolb RD or Vail. There is not currently much in the way of shopping here but a new center is planned to start soon and the a new distribution center will join the other employers in the areas such as Raytheon. This area will appreciate. Sure the market is down now which is a great time to buy. In 5 years it will have recovered as always and you will receive the benefit. And no I am not a realtor.
