I thought my home was an investment when we bought it. That worked.

My daughter lives in a suburb of KC called Paola, and they're putting up Executive homes on one acre lots and she says they're really selling fast. She lives in the old (read character and historical) part of town where property values have declined sharply and continue to decline. New and shiny is selling; older and full of character isn't moving.

Went to U of A in the early 1990s. I love Tucson.

How is the rental market there?

Is there a lot of competition for rental homes?

How about competition for apartments in a good location near U of A?

Sometimes I forget about the rental market outside of the Bay Area where 200 people line up to rent a 1 bedroom apartment for $3,000 a month.

Apartments closest to U of A are always in short supply because of supply and demand. Nicer places not that far away, River Road for example, seem to have plenty of openings. A little farther away, NW suburbs on Oracle Road, La Canada, and La Cholla for instance, are always advertising specials such as one month free, two-bedrooms for the price of one, etc. Most of those places are pet-friendly and parking is available.

Houses seem to rent a bit slower than usual, maybe because the supply is greater. A lot of people are renting homes rather than selling because right now they can't get their money back due to the housing downturn. My brother has two near-the-university houses he rents. He had one advertised for nearly a month this time, the longest ever, but he still got a tenant set up to get in by the time the others moved out. As with apartments, places further from the U take longer to rent but I don't see many stay empty for all that long in my NW neighborhood. In the suburbs you can rent a relatively new 2,000 sq. ft. home for under $1,500/mo.
