Default Any Decent Condos in Tucson?

I am presently looking to buy a 1 or 2 bedroom condo here in Tucson and am starting to get pretty discouraged with what I'm finding out here.

I am a single person looking to find something around 100k -

Seems all the nice places are up in the foothills (naturally) at a price range that is currently out of my reach. Was also looking out to the Western Tucson area as I like the quiet and secluded feel -

Does anyone have any suggestions as to any particular complexes around town?
Also...with HOA fees...how do those fluctuate from year to year?
Does it normally stay at the same rate....or increase a bit each year? If so..by how much usually?
I'm a first time home buyer so I really need advice here.

Thanks all
CJ

Normally it is difficult to find condos in that price range. You may be able to finance a more expensive place. There are homes in Tucson that one could buy for 100 to 150. Then those pesky HOA fees get to you every month. What happens when the development needs new roofing? Well you would think the HOA would have enough money. NOPE! They just increase your monthly expenses to pay for it. Email me and I will get you a nice place here in town. Eli emccauley@longrealty.com

There are some newly renovated condo's located on the northwest corner of Glenn and N. Columbus Blvd that are going for about $120,000. They are motivated to sell at this point in time. You might want to check into them.

Here's a possibility, Cast199

Down the street from me there's a Two Bedroom plus Two Bath Patio Home (about 1200 sq ft) that although it needs "updating" it appears to be in fairly decent shape. I believe it is listed for $155k but I have a feeling it will sell for much less mainly because there's no activity and is an "out of area" family thing.

The HOA dues are $100 but that covers literally everything except for Phone and Electric.

Something to consider!

We have a friend, a single gal who lives in Oxford Homes, behind the Jim Click dealership on 22nd and Wilmot, it's a co-op, the fees are about $220 a month, they have 1 bedroom apartments starting from around $54,000 and up. Surprisingly, it's pretty quiet and not too bad of a neighbourhood.

Co-ops are very rare in Tucson. Most of them are located in not particularly good areas, but yes, there are a few on the East side. I've only seen them from the outside and some on the inside on the MLS. Generally they look like rental apartments or worse, sometimes much worse. Guess people shy away from them also because it's a strange form of ownership and selling them for cash used to be the norm. In the slowing market I saw that there is now apparently a way to finance them.

Here's a short description of this form of ownership: Tucson Real Estate - Information - Condos And Townhomes

I'd look a lot deeper into it before making such commitment.

Default good condo less than 100K

Hi,

if you are still looking, i would like to sell my empty, new carpet, fresh paint 3 bdr 2 bath condo at Barcelona Estates which has a lovely pool. My sister is trying to get free of an abusive spouse, and I need the money to help her. It's worth about 105,000, but I've got it listed at 97,000. I may even consider as low as 89,000 for the right person. That would mean your payments on a conventional 30 yr mortgage would be about 600.00, and the homeowners assoc fees are 300, which includes a new roof assessment, so no need to worry about big jumps in the near future. The fee includes a covered parking spot, access to the newly remodeled club house, gas, water, sewer, garbage, exterior insurance, beautiful pool & tennis.

It's close to good shopping & bus lines near Orange Grove & Oracle. You can email me at imaginefreedomnow@yahoo.com. NO solicitations PLEASE.
Kate

If your looking for the "Ghetto, abandoned shopping cart, type of complex on the south east side of town. Nosey neighbors peeking into your small backyard, to "see" what you have or maybe doing. You can stop searching! You've found it!
Really, No matter how diligent the grocery store is,to reclaim these stolen carts, these residents are that much more Persistent, to keep up the Ghetto Appearance.
So,give these fine people a call at 745-5012, and ask about the monthly discount on association fee's for bringing a shopping cart the fartherest distance.
Heck, maybe you'll win the monthly prize, for bringing the high recorded cart for the month (the current record is 26, just on Avenida Polar) Just imagine all the fun you'll have competing with the other residents, for the monthly prizes.
Looking forward to seeing you at the "cart derby's"
