If there isn't a car still waiting at the signal (i.e. behind the stop line), then the sensor doesn't pick up that anyone is waiting to turn and you won't get a green arrow. So if there is no one behind you, you've pulled out into the intersection hoping for a break in traffic and it doesn't happen, then you will complete your turn on red. I was confused by it and finally asked an officer (who was also exceedingly polite) and that was how it was explained to me (and, the way it seemed to be working).

Back on topic Unfortunately, we got outbid on the house we wanted (and yes, mini bidding wars are returning in some areas). But, we now know which models of houses in Sunflower we like, which streets we want to be on, etc.. and so have our agent sending out fliers to anyone in there who owns a model we want and he will also post up on the community board in case there is a FSBO coming up.

Got back to DC last night and the first thing we were met with was a rude and obnoxious bus driver from the airport to parking! And then a three hour drive home because the area had been devastated by a t-storm with up to 80mph winds! Maybe God's may of saying - get the heck out of Maryland and get thee back to Tucson

Sorry you got outbid on your house. I hope you get another one you like. I haven't gotten an answer on mine yet. My realtor is pretty confident I'll get it, but in this market, who knows. I'm so ready to get out of this motel. Tomorrow will have been a month since I moved here.

Yep, unfortunately for buyers, Tucson has decided to rejuvenate the housing market. I'm glad for everyone living there and prices are still way below their peak. Problem that some buyers are apparently having is appraisals as appraisers are still really gun shy and tend to use the lower comps like foreclosures and short sales rather than the most recent "normal" sales. Our agent said he's lost several deals to qualification issues because the appraisals were coming in short.

Not to discourage you but I would give it more than a week to make some of the judgements you made. I know that when I traveled to a new town I saw things differently when I stayed there awhile. But I know Tucson and it has some good points. If you like desert hiking its great. They say its a great biking town although I never biked. Anyway, give it some time to get an overalll view of things.

Well, I lived in the Southwest for four years in another lifetime (Albuquerque) and fell in love with the desert (and I abhor/hate/loath hiking, not even real fond of walking long distances ). But your point is valid and I suspect we'll "visit" again during my Christmas break (I teach at a college and so get almost three weeks at Christmas) or maybe during spring break. My wife is a freelance ASL interpreter so timing works out well for us. I'd just like to lock up some real estate just in case this recovery is permanent and on the verge of accelerating.
