I work in OV and live in Midtown, and it has been my experience that OV mostly gets a lot of "show and no go" as opposed to Tucson central and further east.

That makes sense. And it would explain the awesome lightning with no rain. I think I'd rather forego the flooding. I get enough of that in Colorado!

I hear that years back there was flooding that was so bad in OV, houses were literally
lifted and flating. Now not sure that is true.
A few years back there were lots of problems around the OV area due to the monsoon flooding. Heard thru reputable sources that water was running right thru the houses of
some multi million dollar homes. Of course that sort of stuff is never publicized for obvious reasons.
Personally we have experienced minor problems with flooding and so have neighbors.

Oro Valley is a beautiful place, but DO NOT live on a floodplane.

monsoon (mŏn-sn') A system of winds that influences the climate of a large area and that reverses direction with the seasons. Monsoons are caused primarily by the much greater annual variation in temperature over large areas of land than over large areas of adjacent ocean water. This variation causes an excess of atmospheric pressure over the continents in the winter, and a deficit in the summer. The disparity causes strong winds to blow between the ocean and the land, bringing heavy seasonal rainfall.
[*]In southern Asia, a wind that is part of such a system and that blows from the southwest in the summer and usually brings heavy rains.

However, as previously mentioned in this thread, monsoons have been outlawed in Oro Valley, so you shouldn't have any problem with them there... as in other parts of Arizona. They can be scary at times, but most times they are just like any other thunderstorm. Y'all'll think you're just in the middle of another Mississippi thunderstorm, is all.
Hmmm... Y'all'll... did I just coin a word?

From what I've seen in my year and a half here, flooding caused by the monsoon closes a road here and there for a few hours, but it's nothing on a mass scale. I will say that flash floods in canyons are increased, so it's not a good time to go hiking and exploring in places like Sabino Canyon. There were a couple of people killed there d/t flooding right after we got into town. That being said, if you've witnessed the flooding that can happen in Mississippi, you can handle Tucson. I've heard stories of flooding on a mass scale, but I think it's a rarity.
