HOA's in Oro Valley?
Planning to move to Oro Valley this Fall and was wondering does anyone know of any HOA's associated with any of the homes and subdivisions there? I plan to rent a home there. Thanks

Here in Arizona most, if not all homes in newer subdivisions are covered by HOAs exclusive to that particular subdivision.

Does newer mean after 2000? Could you name any subdivisions that have high HOA's? I am looking to rent in the price range of $1000-1300. I need to know if I need to expect HOA's that will effect the price range I can afford to look in. Just trying to do some preliminary calculating.

HOA's in Oro Valley can run anywhere from about 15.00 month/ paid quarterly to 150.00 + a month depending on the amenities, gated communites, community pools etc, But you can get in a very nice neighborhoods even at the 15-20 month range. Rent themselves in Oro Valley on a single family home will start "roughly" around 1,000 for a 1500 sf home.
Tucson MLS You can use the Tucson MLS system to search for rentals in addition to Craigs list etc.

Thank you Rick for the info. As I am browsing on the MLS for rental homes in OV, someone mentioned the possible HOA's. Any subdivisions there that come to mind to be especially watchful of? Yes, I was looking to rent in OV at about the $1000-1300 range.

Yeah, GentleWind, as Sierra suggests, HOA is pretty much always paid for by the homeowner, not the renter.
I don't know though, maybe things have changed in this market. I'm sure Rick could probably clarify.

Correct, that is the norm with HOA being included in the rent. Just clarify that with any landlord just like you do utility expenses etc. Make sure that it is included in the base rent amount and that they are not going to tack it on as an extra expense payable to the landlord.

Living in th country side of Pa i`ve never had to deal with HOA`s. Good to know about them so i`ll be sure not to move into a sub division.

I guess they are both good and bad. At this point, if I was not going to live in the country, then I'd for sure pick a subdivision that does have an HOA.
You'd think that people that paid a significant amount of money for a house, would pay attention to upkeep to both house and yard. Ain't necessarily so. I used to live in South Florida, and a lot of people bought houses with the intent to just resell them at a profit without ever living in them, which, I guess was profitable at the beginning of the decade. Well, the market went south, they were unable to sell the places, and they sat empty, sometimes foreclosed, and with no HOA, that meant the lawns went unmowed, or they ended up having to rent the places out, and no telling who they might get into their places, or whether they'd care about upkeep.
Anyway, the lesson for me was that I'd not live in a subdivision without an HOA again.
