Sahuarita
I would like to hear your thoughts on Sahuarita. The housing situation, the water issues, and general living in Sahuarita, the various developments, the builders etc. and surrounding areas.
We are thinking of looking at the area to relocate. We do not need to commute.
Have home prices stabilized or still trending down.
I have looked at a lot of subdivisions online and many builders, not the same as hearing from someone that lives there.

My family and I live in Sahuarita. We've lived here a little over a year and just love it. I have three young children, two of which are in school, which we love. I feel the housing market has been stable over the past year. There is quite a bit of new construction as well. You should be able to get a great price on a house. There is so much to do here for us. The only downside is being so close to your neighbor. The houses are very close together. On the other hand you get to know everyone well. You can't go anywhere without seeing someone you know! I live in Rancho as well. Great place if you have kids. If you are going to buy the deals are incredible. I would buy in the KB sub division because it is closest to the Fry's, club house, and high school. I think it will have the most appreciation. I would advise not to buy towards Pima Mine. The homes are a little less expensive but the location isn't as good. Unless you are going to buy in the central area of town (near U or H) this is the best place for investment purposes and there is little to no crime.

I have lived in Rancho Sahuarita for about 2 years. There are businesses going up though very slowly. Recent changes in the city council may increase the business opportunities coming into Sahuarita.
The commutes suck both my husband and I drive about 45-50 minutes to get to work one way (though that shouldn't be a problem since you said commute isn't a problem) though if you want to get to different restaraunts or shopping you will have to travel about 20 minutes to get there.
We bought in the KB home area. The location is great. Close to the interstate, park, bronze park, club house and the small shopping area. Other builders we looked at were DH horton... THey are in a bad area close to the transformers. Rancho Sahuarita has a lot of ammenities from the pools, parks, trails, activities and gym that are including in your hoa fees. We like living here though as another poster said you are pretty close to your neighbors. I have a pretty good sized lot for RS and it is only 6700 sq ft. Though I have found most of my neighbors are very friendly.
The housing market is starting to level off by market comparison. Though if you purchased your home 2-3 years ago and sold it today you would stand to lose some money. There is still a lot of building going on here so if you are in the market for a new or previously owned home you could definately find what you are looking for.

Great information. What is the KB development name. I guess KB quality has changed over the years, they use to have a bad reputation.
I think I will call some of the builders to see what if any current incentives are.

The area is Presidio De Cielo. I think they are currently only building 3 different models. The home quality is fine. We haven't had any problems with the general construction. There were some minor flaws but those got fixed with the inspections. We were a little trepidacious about buying from them but haven't had a problem. I haven't had any problems with the kb customer service people though the workers they send out don't speak a whole lot of english which can be difficult if they don't understand what they are supposed to fix.

Rancho Sahuarita is nice.Too many renters in that area and that's just my opinion.I'd never buy there for that one very reason.
