Milliebflit. I would also check out resales. No I am not a realtor. Not sure if I can put a website on here, but here goes [mod cut - real estate website] I always check it out because its detailed and I like to see whats for sale, the decorating, etc.
You may also want to check out the Dove Mountain area its off Tangerine Road, its in Marana, but there are no2 story houses to be built there, so if you like your view better chance of keeping it. lol Also a Ritz Carlton is going in on the Dove Mountain property. Oro Valley is still beautiful, but the last couple of years they just keep blading the desert and have destroyed what most of us moved here for. If you give me an idea of where or the name of the development I might give you my opinion, I am no expert but hate to see anybody make mistakes because we did!!

Tucsondesertdweller---you are giving us alot to think about. We are definitely moving. My son lives in Tucson, he rents and he is fairly new to the area so he does not have alot of information for us. There is so much negative talk on this forum about Tucson. We are moving from NJ. If the people from Tucson lived here in NJ just for one month paying the very high taxes we do they would be on the first plane back in no time!!! Talk about crime, I live real close to camden NJ. I think that city has been on the top 5 list for crime every year!! There is good and bad every where you go. My husband and I are looking forward to the change. Thanks again for the information.

milliebfit. What builder where you looking at? I tried to post a website on here but it was deleted. Reason I love this website and suggest it is because they list all the houses for sale, not just theirs and you can get real real specific on what you want to look at/for.
I love to look at what is for sale, and when I was thinking of a pool, I used it for idea's. Site has pictures of the homes, yards, etc. You can even get an idea of prices, etc.
I do understand that they don't want to have all these business's posting their web sites on here.
Mabye this will help, the site is the word opposite of short realty. lol
No I am not a realtor, or anything like that.
Maybe too much time on my hands right now.

tucsondesert--- I do not know if this forum will let me type the builder. But here goes K Hovnanian. We contacted the better business b and it said that it was a good company without complaints. Thanks for the realtor.

Hey all,
Thanks for your renewed interest in this thread..It was pretty quiet for a while. I'm assuming the good folks of Tucson have more to do than sit at their computers? Maybe go out for a hike, bike ride, margarita's? I'm ready for a road trip, Cape Cod to Tucson!!! Yeah. I have family here, can always come back for a visit.

Milliebfit. NOt sure but thought I read something about KHovnanian laying people off, but don't know is that is out here. Probably not. Also if you do pick out a house/lot etc and say you sit down with the builder rep/salesperson and they add up your total with all the upgrades, etc, say it comes out to the grand total of xxxyyyzzz, I am pretty sure you can make an offer, its worth a try, don't be shy, sorry that we were! But neighbors told me that when they built in our neighborhood, the lot premium was high, well they did not pay the full price. I do remember Hovnanian being good builders. Try to negotiate, hey its your money, all they can say is no.

Perhaps you should look into Sahuarita. We moved here from OV, and we love it. Short (20 min) commute from Tucson, and NO traffic!

Hi trog. What do you like better about Sahuarita? Is it scenic? The less traffic part sounds great. Not that I go to the mall that often, but you are quite a hike say from Tucson Mall, correct? Only development there I know about is Rancho Sahuarita. Oro Valley is beautiful but it is getting too built up for me anyway.

We just bought a house in Oro Valley but looked in Rancho Sahuarita first. The new homes were beautiful, but being from NY I needed some space. I didnt like the idea that I could have handed my neighbor a drink, window to window....so we chose a resale in Copper Creek.
I read somewhere this past weekend, there was an ad from a builder, so many freebies/upgrades. I guess the are not going as fast as expected.

Mesa Verde Development LLC, owned by Kevin Hartman, is my best recommendation, without knowing your construction cost budget. MVD is based in Oro Valley, and the owner/architect is a Tucson native. He knows his AZ desert construction.
