1. I'm not a realtor but a 3 bedroom in BA sitting on a acre out in the country is probably going for around 800 to 1200.

2. Country music is very big in Tulsa. Garth Brooks and Trisha live in the metro area. Carrie Underwood is from Checotah and too many more to mention. But there is not that many country bars. The Caravan at the 41st and Memorial is pretty good.

3. There are tons of places to hunt in NE Okla. Less than an hour East of BA there is the Fort Gibson Wildlife Management area, Ozark WMA, Spavinaw WMA, Robert S Kerr WMA. It is common for land owners let people hunt on their property to control the deer population.

4 The navigation Channel runs just east of BA so its just a few minutes away. But Fort Gibson is the closest nice lake to BA. About 30 mins away.

5 In July you are going to see temps in the low 90s to the low 100s. It is more humid here than CA so it more uncomfortable. I don't know what you know about this area, but it is really green here. There is nothing arid about NE Oklahoma. When you start moving East of BA you are in the Ozark MTs. This area looks like Arkansas and Missouri.

In January you can have anything. A couple of years back we hit 70 on New Years day. This year I think we hit 6 for a high! But that is very unusual. There is nothing between OK and the Gulf of Mexico but Texas, which is flat. And nothing between us and Canada but flat plains. So when the wind is blowing out of the south we get in the 50s or 60s then a cold front drops in from Canada and we drop down to 30s and 40s for a high. So the 40s are a good number I would say. Jan is a dry month so we really don't get much snow. But the little bit we get brings everything to a stop. One inch of snow will close Schools. But normally it will melts in a few hours or the next day.

Everything that I'm reading seems to point to that area being our best bet to be "commutable" yet still somewhat rural. Any other suggestions would be great! We're not afraid to drive a little to be able to get some property. We're making the move to get OUT of the city, not move into another one.
BA rent for a 3 br is somewhere between $850 and $1200. Not sure about the land size though. Probably have to go to Coweta to get land.

What are you commuting to? You can go across Tulsa in about 30 minutes n-s or e-w. Make pretty much any land around Tulsa commutable.

Not sure if decent and honky tonk belong in the same sentence. But there are plenty of places where you can boot scoot or buckle polish.

Can't think of anything right in BA, but then they frown on guns going off in town anyway. Should be able to find some places within 20 or 30 minutes.....ask around at the Bass Pro Shop or better yet, Dongs Sporting Goods. nearest? the water supply pond at County Line and 31st. River? Try the Verdigris at Bluegill Point east on 71st about 5 miles.

The averages are above freezing and below boiling. It can hit single digits at night in the winter and triple digits at noon during the summer. Can't tell you guys how much this is helping us. Our nightly discussions about this keep coming back to this forum to re-read the posts. Great resources - thanks!

Since we might not get a "scouting" trip before we make a move, was wondering if anyone knew an area, contact or place to look at staying while we're getting settled?

Looking for a 1 bedroom apartment/condo with NO LEASE to stay in for about 2 months until my wife can find a job. Has to be in a safe neighborhood. Gonna put our stuff in storage until we get a decent place - this is just gonna be a crash pad for us to save a little money and learn the area. Any suggestions?

check into (google) Tulsa, oklahoma temp housing,, such as Hotel Apts. Extended Housing...
Extended Stay Hotels in Tulsa, Oklahoma
or just google has many extended Housing options.

I'll keep look for some extended housing options. Think I'm shying away from extended stay hotels though. They still want $39.99 a night, which equals almost $1200/mo for a one bedroom hotel room. Just plain not worth it.

Anyone else know some good 2 month rental options?

Anyone familiar with the Sand Springs area? Can you get larger lots there on rental properties at all? Is the area safe and decent? We're not very uppidy, and from some of the reviews I've read, BA might be a little uppidy for us. Correct me if that's a mistake though? Also, Sand Springs is closer to the lakes, is that right?

Honestly I don't think BA is that uppity. Brookside and Cherry Street to a lesser extent, there are some pretentious LA wannabes that hang out there (the place is average AT BEST so why would they think their #### don't stink?). BA is a family oriented place, since your married you may like it, if your single well you may not. Check out Jenks and Bixby. Owasso may be ok for you there are some horse ranches and owners up there but granted I don't know much about it I dated someone from there never really hung out in Owasso.

You could try out Catoosa which is on the other side of Broken Arrow I got lost there so I don't know much about that place either BUT the people were kind enough to show me how to get back to South Tulsa. They knew from my Northern accent that I wasn't from the state and still said I hope your enjoying OK and Tulsa and that was 8 months after I had moved here so they were welcoming. There were also a lot of houses on large acreages and some horses and stuff there too so your looking for that country feel outside city limits but somewhat close then I guess Catoosa would be it.

I like Sand Springs. It used to be an industrial town, kind of the armpit of the metro area, but that has all changed. Many Tulsans look down on Sand Springs and think it is a dirty blue collar town. Sand Springs has a very nice downtown and quant neighborhoods. Sand Springs sits where the Arkansas River grinds into the Osage Hills so the terrain is very hilly and heavily forested. Very close to Lakes Keystone, Shell Creek and Skiatook. Very nice hunting and fishing. Lots of Bald Eagles winter in and around SS. I have seen wild cats, foxes and an animal that I could not identify in SS....LOL I think it may have been a badger.

The best view of the Tulsa skyline is from there. I hear that schools have improved a lot over the last few years. I think SS would have some of the best deals on housing in the Metro area. You should not have much of a problem finding a home on acre plus lots in the price range that you had mentioned.
