Hello,
I'm new to the board but have a question. I'm considering buying a home in the Philcrest area of Tulsa. I'm from Seattle and I have some friends who live there helping with the purchase. My first question would be how the market is there? How quickly are houses selling? Do I have a negotiation leg to stand on?

Also, I'm looking for an independent appraisal, does anyone know any good contacts with whom I could request their services over the phone?

I hope someone comes and helps you with this. All I know from the news is that the price of homes is down all over the U.S. which may give you bargaining power.

Tulsa's housing market is pretty strong because Tulsa didn't go overboard in the building boom and therefore are not suffering like much of the rest of the country. A good analogy would be to say that Tulsans have been "living within their means" all of these years and are not suffering the affects of going into debt more than they can repay. I wish you luck in your move. I cannot help you with any appraisals, but perhaps you could go to Zillow - Real Estate Valuations, Homes for Sale, Free Real Estate Information. I've found them to be fairly accurate in what they show as home values (at least in my area). It's a pretty interesting site too. Again, good luck!
