Hello,

I am about to move to Tulsa in the 2nd half of 2012 and looking at apartments in the city. I am 30 years old, have a master in economics and going to head our finance department there.

Which neighbourhoods can you recommend, to meet new people and build up a social life in Tulsa?

What else should I consider when moving to Tulsa?

What proportion of the net/gross income is usually paid for rent in the US?

Tulsa has some really neat old neighborhoods, very tidy and lots of character. If you can afford to buy, or rent one of those homes. Otherwise rent an apartment in the Cherry street or Brookside/Riverside area. Don't know about rent to income ratios, sorry. If you get very far out into suburbia, will lose the old urban charm quick and I think not what you want.

It is tough to use national or state statistics for Tulsa. National is too high due to all the California/Florida statistics and the Oklahoma state statistics are slightly too low due to the rentals outside of Tulsa and OKC. Even Tulsa County or Tulsa City is poor due to North Tulsa and other poverty belts.

When I lived in Colorado, I tried to find a safe and clean apartment for less than the average rent for that number of bedrooms. That is usually tracked by someone in the city and reported monthly in the local paper. However, the average rent reported by the Tulsa World seems a bit low to me to be renting in a safe neighborhood. They reported average rents of 477/1bd, 597/2bd, and 643/3bd. I don't know if places like Jenks and Broken Arrow are included in the sample.

Social life in Tulsa is very church centered. Not so much your piety but rather where you go directly impacts who you know. Churches have been the social club replacement since Oral Roberts dominated town in the 1980's. If you aren't much of a church person, you won't be ostrecised but you will have to work harder to get to know people. The Blue Dome has a number of social bars and restaurants but not a formal social club society.

I personally am not a suburbs fan. The closest thing Oklahoma has to a European high street is the Brookside area (Peoria between 31st and 41st) and the Cherry Street area (15th between Peoria and Utica). Even many OKC people admit that as their Bricktown area has miles of parking lots that interrupt the nice walking distances between chain restaurants and big box stores.
