Specifics on Tulsa suburbs
I have never been to Tulsa or Oklahoma for that matter but we might relocate there. Are there any master planned communities in Tulsa/Jenks/Broken Arrow or are most of the neighborhoods small pockets of homes? Most important to us is the school district and from what I've read, Jenks, Broken Arrow and Oswasso(?) seem to be the ones talked about the most on this forum for schools. Out of those three, which ones fit these factors the best:
organized sports and parks
community events/festivals - community involvement
upscale shopping
homes in the 400K range and above

I wish I could help on the schools but since I don't live there anymore I can't really comment. I do believe that those three you named would fit your criteria. Go to GreatSchools.net and check as well. For 400k you can buy a really nice home in Tulsa.

You will find Jenks, Broken Arrow, Owasso, Bixby, and Union school districts to be excellent. All have incredible public support, "gang" activity (including "sagging" and ball caps and "colors") is prohibited, disruptive students are given a couple of chances then sent to alternative school so they don't interfere with the students wanting an education.
Post secondary education opportunities are incredible. Aside from the Tulsa Community College, we have major branches of OSU, NSU, OU, and Langston as public universities, and we have the campus of University of Tulsa, Wesleyan U, Phoenix U, and Southern Nazarene U.
$400,000 will get you a house in the upper 5% of houses in any of the communities. You will have to decide what you are looking for in recreational activities and sports. Oklahoma in general produces some of the greatest athletes in the country, and all the above communities have youth and school programs to equal any in the nation. We also have excellent FFA, 4-H, and rodeo clubs. The fine arts are well represented with orchestras, theaters, an opera, and more than one world class art museum. There are several community theater groups that perform on a regular basis. Within an hour's drive of Tulsa you have 5 large lakes (Hudson, Ft Gibson, Keystone, Eufala, and Oolagah) that provide outstanding fishing and boating. Oklahoma has more horses per capita than any other state in the US so rodeo, horse racing, and other equestrian events are popular and frequent. Tulsa recently hosted the PGA Championship and there are several golf courses in the area that could have hosted it. Currently there is construction throughout the area for the 2025 Projects which include significant social infrastructure such as the performing arts center in Broken Arrow, the new Civic Center in downtown Tulsa, and new facilities at the fairgrounds, and numerous other projects. The newer city-county libraries contain coffee shops and offer free wireless connections.

You forgot a few things...
Secondary Education: Oral Roberts and also just up the road Rogers State University in Claremore.
Tulsa has excellent private (prep) schools in Holland Hall and Cascia Hall, though a bit on the spendy side. Also we have a top grade aeronautics school with Spartan in Jenks.
A "starter" home in Tulsa or the suburbs would cost 7 figures on the west coast.
Examples...

$124,000 in Tulsa

$360,000 in Tulsa

$4,950,000 In San Francisco

$4,250,000 in Los Angeles

$1,388,500 in Seattle
All these are real properties off the Caldwell Banker website.
And most important of all....

Tulsa has a really big golden guy and a giant set of praying hands!!!

Tulsa burbs
The really big golden guy and praying hands sealed the deal for me! Tulsa sounds like a nice place. Anything equestrian is a real plus for us. We are also looking for good little leagues (baseball and football). We are in a home in the $600 range now (in the mid-west) and would love to get into something closer to the $500 range and actually get an upgrade in the home. Which seems to be a real possibility there. Originally from the south, I look forward to getting back to some more affordable housing. Thanks for all the input you guys provided. If anyone has suggestions on actual neighborhoods they think fit my descriptions please feel free to post them. I would like either a country club neighborhood or at least one that provides a community center with pool. I'm not sure if that is popular in Tulsa neighborhoods, as it isn't in the mid-west.

Here are a few homes that might fit your needs. My wife and I are looking to move back to the Tulsa area in the next few years. It never ceases to amaze me what you can get in Tulsa compared to out here on the west coast. Also Tulsa is so much friendlier than out here.

My vote is for Jenks as a suburb. But you should think about all of those beautiful older homes around Midtown South Tulsa ect. I always believe in restoring older homes. Tulsa has many beautiful old homes. Old homes have personality.....Restore the older parts of Tulsa and Ignore the subs.  nice pick of the Driller!

You and I think alike HT. I'm big into older homes and like the mid-town area alot. Jenks is nice, but the character and history you get with an older home in an established neighborhood is wonderful.
