Whats Bixby Like
I never had the chance to see this area when I was out there in Sep. can anyone tell what Bixby is like and if it is rolling hills or flat lands .Trees or no Trees .What in Genral is the area like  It says it is the Garden's dream  Thank You Honeybee~~~~~~

Bixby is more flat than most of the Tulsa area. There are trees, and the Arkansas river runs right through town. The area is nice, but kind of boring and you'll have to drive into Tulsa for almost every type of entertainment. There is however a very new and large movie theater right in Bixby. Most of the hillier parts of Tulsa, are south or west of downtown, but east and southeast gets flat.

I grew up in Bixby and while it is not the most happening place on earth, it is not a bad part of Tulsa to live. It has grown so much in the last few years that the dividing line between Tulsa and Bixby is practically non-existent. I would pick Bixby over Broken Arrow or Owasso anyday, especially north of the Arkansas River. Let me know if you have any specific questions and I can fill you in.

Southern Most Part of Metro Tulsa
Bixby was once a farm/ranch community, however, its identity is rapidly disappearing as it becomes just another part of Metro Tulsa. It is located on the southside of Tulsa Co. along the Arkansas River in the Creek Nation. Gardening is great in that area because of the river bottom soil. Home grown veggies, fruits and pecans are plentiful. Schools continually receive high academic achievement awards. Each June, the Green Corn Festival is held in Historical Downtown Bixby. The town of Bixby celebrated 100 years of history on December 1, 2006 (first plat in 1902). Bixby Historical Society Museum, bixby.okhs(at)cox.net, is custodian of the history.

From a home owners perspective, Bixby is the most expensive area in the Tulsa area to buy a home, for some reason. My nephew this past summer went through the home buying experience, looked at homes all around the surrounding area. He found the home prices in Bixby to be considerably more money than in Jenks, for instance, Owasso, south Tulsa, etc. He never could figure out why, and his realtor never could give him a good reason either, except to say their school district was the best, which that's simply not the case. Jenks, and most would say Owasso has a better school district than Bixby.

Concerning Higher Property Value in Bixby (This response is from the top of my head and not verified):
Development in Bixby is much more recent than that in Jenks. Developers who purchased land for residential development in recent years may have needed to pay more for the land. Jenks had its huge growth period years ago. Land for residential development went for a premium. A home of the same size in Bixby was much cheaper than in Jenks at that time. The Tulsa Co. assessor uses the same basic formula for both cities when calculating property value. However, the market may be driven by trend.
Again, the same formula is used to calculate Owasso property value when in Tulsa Co. Growth there is recent. Land for development is probably expensive. Attracting folks to the area may be a factor in Owasso property value. The distance folks need to travel to work in Tulsa may be a factor. Jenks and Bixby are on the doorstep of Tulsa, physically merged in fact. Owasso is farther away.

Bixby is basically a town of mostly recently built stores and houses with lots of strip malls. Savastano's Pizza is worth a trip though.

Did he and Jamie ever get married?
I'd like to think they did, and that Tex got all Cole's money and became respectable..
