Default Longview Lake Estates (24th and 169); East Tulsa

Hello, all. My family and I are planning to move to Tulsa very soon. I found what appears to be a very possible fixer upper in this subdivision. Unfortunately, I am seeing posts in other sites indicating that (1) the association is poorly managed (2) the pool and playgrounds are not kept up (3) that the area is a high crime area, and located close to apartments that are a high drug area.

Any opinions? Would you move a family with two little girls to such a place?

I went on to Google streetview and cruised the neighborhood. It looks like a middle-class neighborhood and the homes were in good condition. I can't tell you about the area from firsthand experience though.

you can get crime stats from the TPD. It is close to what used to be a really upscale apartment complex, but I don't know what it is like now. I do know they take Section 8 and they have substantial numbers of vacancies. This area is in transition with more of a downward trend. It is difficult to explain without sounding racist.....but here goes. this area has been increasingly occupied by hispanic and asian residents. With the laws preventing the hiring of illegals, a lot of the houses in this area were vacated. that being said, there is still a decent market for fixed up houses, particularly if they are 4 bedroom houses. Immediately south are some nice houses and really nice neighborhoods. I would have no fears for my daughters, the schools are going to be pretty good. But you will find the area is racially diverse. the corner of Mingo and 21st has a WIC store and a OSU street clinic. The corner of Garnett and 21st has a Mexican food Market, a Mexican mall that consists of several small businesses such as cafes,clothing, herbs etc. There is also an Asian food market where you can get live crabs, smoked duck, several varieties of fish, all the Vietnamese, Hmung, Thai, and Chinese noodles, sauces, and condiments you would want.

I lived in that area several years ago and liked the diversity and the area.....people were friendly and I never felt threatened.
