Can anyone please recommend a good competent real estate person in the Owasso area??? We lost the sale on the house so we are back to square one. I'm not going to go into details but just to say the deal was lost due to the incompetence of the last agent! That agent and agency has been fired so we are moving on. The good news is the house passed all inspections with just a little bit of exterior wood rot that I need to replace and that was it.

Believe me, if that was all I had to complain about regarding the realtor that would be very very minor! I'm trying to understand why I even mess with listing a house with any real estate company. There is zero value add that I see in this entire process except it gets put on the MLS listing. When you have your agent call you every other week and ask if anyone has seen your house, that is getting pretty pathetic. No open houses in 9 months + it's been on the market, and zero feedback from any of the potential buyers who have seen the house. So now we are on the third agent/realtor, hopefully this current one will at least not call me asking if anyone has seen the house!!!!!!!!!!!!!

They say you can expect to lose 50% of the home value when you sell it in todays market, Tulsa's market may-be a bit stronger.. Michigan is real bad. I read some of the posts from Michigan on this forum, one guy in the UP had to sell his home for $18,000 and he said he spent more than that in materals to have the home built. Near Detroit suburbs people are just walking away from their homes. It's really grim up there.

For Tulsa/Oklahoma City the market is still increasing. It is slight, but you can still sell your house for a fair price if you want and are willing to market it adequately.

I agree to the point that condition is everything. Comparing 1200 sq ft is nothing more than an illusion. You're trading what appears to be more living area for less storage space, less closets and one less bath. .
But, in the midwest the three bedroom/garage and basement normally sells faster and brings a higher price - and the ones I looked at had better features.. Garage vx carport or no garage sells better. Central air vs window air sells better.. 2 bath sells better than 1 bath. Basement or storm celler is a better seller. A sharp updated 2 bedroom 1 bath will outsell a crappy 3 bedroom any day.
In the end curb appeal, updates and staging is everything. I sold a 109 year old red pal Craftsman 4 bd 2 ba with single garage and basement in two days. It has the curb appeal. some critical updates and I staged it. It was a terrific house with the original wood shingle roof buried under twp layers of composition shingles.

I finally found a great realtor! It took several years and the firing of a few recently, but finally I found one!! What is it with this profession? Too many "soccer moms" in this profession apparently who don't want to work for their money I guess. I recently hired a new agent and she's been awesome. My home is mostly empty, she went out and on her own dime, bought a bunch of furniture and staged our house. She bought 2 sofas, 2 dining tables and chairs, a bunch of area rugs, a bunch of flowers and arrangements placed throughout the house. House now looks awesome! She asked if she could stage my house, and I said what will that cost me, she said absolutely nothing!
Not only that but she actually calls me and gives me feedback each time a buyer goes through the house - WOW - what a concept! All my previous agents would not only NOT do that, they would call me maybe once a month and ask me if anyone has gone through the house!! And I learned something else from my new realtor, the key lock device they put on your house automatically emails the listing agent every Monday with who has visited your house! Why didn't all my other realtors tell me that? Why did they have to call me and ask me if someone has gone through the house? They were already being informed of that! Perhaps they do not know what email is???
On top of all this, she is taking a cut in her commission as well. If you are going to list your house, please interview agents and ask questions like this. If anyone is interested in knowing who this agent is send me a PM and I'll give you her name. She sells in the Owasso/Tulsa area.
