The house next to me the rumor was the original owner committed suicide in the basement. I must of been in school or something when they discovered his body. They cleaned the house did some patch work and the new neighbors never said anything about paranormal happening. The kids(Which they are adults now) asked me many years ago if someone died in the house i played dumb and said i don't know what your talking about. The husband and wife divorced and the house is on sale it needs terrible repair. It looks creepy inside.

California requires sellers to disclose any deaths they know occurred in the house. Arizona tells buyers to research it if it matters to them.

Not correct. You only have to disclose of any death you know of that happened within the last 3 years.

Three-Year Rule
Under California Civil Code Section 1710.2, if someone dies on the property, it's a material defect – but only if the death occurred within three years of the date you make an offer to purchase or rent the home. Technically, if the property was the location of a mass murder in 1975, the seller, lessor, agent or broker does not legally have to volunteer the information.

When I went to teach at a college many years ago, I was given an empty room in grad student dorm. It was empty because the young man had committed suicide in it a month before. No spook ever showed, no nothing, it was just an empty room...and his empty bed.

The room was pleasant, the bed was comfy. His life was over, mine went on with no visits from the departed.
