Agent Letting Fees for a Tenant'I (renting, budget, property)

I've found a property represented by an agent who wishes to charge over £400 for fees to let. In my limited experience, most agents are charging a fair bit less. Is this amount common? This agent has been more helpful than the others, but this seems significantly higher than the rest and very hard on our budget. What have you all paid before?

No it is not common. Unless you're renting some exclusive penthouse or country mansion.

That's a lot more than average.

About half that would be more typical, though I've seen a few agents charging nearer £300. Sounds like a bit of a rip off to me.
