O.K. folks,

I have compiled a comprehensive demographic listing of suburbs of some major American metropolitan areas. They show the white demographic of the kindergarted through 5th grade age range in these suburbs. Every variable available was taken into account. These may help give you an idea where these suburbs are heading in the next 20 years or so. That is only if future immigration is curtailed. If it is not, you can cut 20% off those numbers in 20 years for overall town demographic of all ages. The biggest travesty inevitable though is the 100+ million people that will be added to this country in a short period. Sick of the traffic jams, racial balkanization and loss of open land now, just wait.......

I never realized the New York City metro area was so racially segregated. There are so many suburbs that have > 95% or < 1%. Cities like Atlanta and Dallas don't look like that.

The north has always been segregated. Up there, they like to tell you that they are open minded and accepting of all people, but that just isn't the case.

I used to live around Chicago in it's suburbs. No color in Naperville or on the North Shore.

The south is much more integrated than the north. You can clearly see that in the demographics of suburbs down here.

Point of this thread is that the OP is suggesting that suburbs will be going down as white population declines...

First, I fail to see how a person could extrapolate any sort of trend from this limited dataset. This is nothing more than a snapshot in time.

Second, IF that is his point, then basically he is claiming white superiority?

To actually add something of value to this thread, I see no future for far out suburbs, or exurbs, especially around sun belt cities. The homes in exurbs are poorly built production homes, all of which are practically falling down 5 years after they are built. Like all things in America today, they are built to be diposable. After the first generation of people move out, the next, and usually less well-off, generation moves in. The neighborhoods begin to decline and the cycle starts. In the meanwhile, developers are off to the next small town that they plan to turn into surbuban utopia. Rubber_Factory understands this, as they mentioned Atlanta and Dallas as examples of cities with suburbs. In some Dallas "suburbs" you will find yourself closer to the OK border than downtown Dallas.

Second, the cost of commuting, and time involved doing so, is too great. People are not so desperate to own a home that will move 45-50 miles outside of a city and drive 90 minutes (or more) each way to work. Eventually, you won't be able to give away a production home out on the fringe for this very reason, so the neighborhoods will go down. People with means will move back into cities for lower transportation costs and shorter commute times.

I used to live in an exurb and am speaking from experience. Those places are doomed. When we moved to our respective exurb, gas was about $1.50 per gallon. Within a year, it was $2.25. Eventually, gas was hovering around $4 per gallon. By that time, we had long moved out, but had we continued to live out there we would have been seriously impacted by transportation cost. Additionally, as the price of fuel rose, people stopped moving out that way. So, promised and planned shopping, dining, etc. never came out that way. To this day, there is nothing out there but a few neighborhoods, all of which have substantially declined in value (took big loss on sale) and are not being maintained.

The smart investment is in a viable area close in to the city. Doesn't have to be near the downtown core per se, but a least close to the major employment and shopping hubs within the metro area. More and more people are starting to realize this.

In conclusion, I think far out suburbia is doomed. Close in suburbia might be a different story (like Bethesda, MD, or Wilmette, IL, or Plano, TX), but places like Leesburg, VA, Carpentersville, IL and Pleasanton, CA will be wastelands. Not abandoned, but undesirable.
