Default Thoughts on Herriman/Riverton UT

I've decided to move to Utah, and am currently exploring my options on where to purchase a home. I've narrowed it down to South Lake City, and it appears that I could get the most bang for my buck by purchasing a home in the Herriman/Riverton area. I've heard that this area is currently developing, and that it will be a very desirable area in a couple of years once westside ski resorts are put in and such. Any truth to this?

For those of you familiar with this part of town, can I get your thoughts on the town, and type of people that live here. I'm in my late 20's and am not LDS.

Are you single? I think most of the people who live there are families in suburban neighborhoods. I have a good impression of the area. Rose Canyon in Herriman is becoming a fairly exclusive area. But most of the places are fairly cheap. I did have one friend who lived there, who did not like it. He said there were too many "hicks" in jacked-up pickup trucks. But he is the only person to have complained.

I also live on the West side, and I hope that when those ski resorts come in, it will increase the desireability of the area. There is a lot of promise ... but until it materializes I wouldn't completely bank on it.

Yes I am single, and would imagine for going out to dinner, a nightlife etc.. I would have to head into downtown. I would assume thats the basics; gas stations, super markets would be in town. I don't necessarily have a problem with this, as I rather have a nicer house and deal with a little drive. I am from California, so I'm probably more open to this then some folks.

This has probably been touched upon, but how bad is this eastside vs westside debate I've heard about? Is the westside really that undesirable from a real estate standpoint?

Be forewarned that Riverton/Herriman is a good 45 minute drive to downtown.

As for the East Side/West Side debate ... I think you will find some East Side people who would never live on the West side. But for those of us who can't or don't want to pay $400 - $ 1 million plus for our homes, there are lots of good developments on the West side. Sometimes you will hear that appreciation will be less on the West side. That held true on 2005, when the East side skyrocketed. But if things get too out of balance, the West side catches up. My zip code was about tops in the valley last year.

Herriman and Riverton are quite a ways from the downtown nightlife. I haven't been to Herriman in a couple of years, and yes it is delveloping. But I dont' think there's all that much out there. You might consider West or South Jordan instead.

I also live on the west side of the valley, and I really don't mind it. I'm in more of the center of the Salt Lake valley.

I've never heard anything about ski resorts on the west side of the valley. Interesting.

I currently live in Herriman, right off of 134th (13400). Herriman is very family oriented so you have to ask yourself if this is what you want to be surrounded by most of your free time in the home that gives you, in your words, "the most bang for your buck." Do you like lots and lots of kids? Going to the park? Grocery shopping? Strip malls? Kid-oriented activities? Hanging with moms and dads? Chili's, Wingers, IHOP? If so, you just might really enjoy Herriman/Riverton. Personally, I can't imagine living out here and being single (I'm married with two boys)... it would be waaaay too boring! The drive to a great sushi restaurant in the city is a good 35 minutes. If you want fun, hip, trendy, more exciting, a better chance to meet other singles, better restaurants, etc.; I would stick with Salt Lake City. Good luck... wherever you go!

Me too! We are in Herriman/Riverton right on the divider. When did you get here? We are from San Diego (native) but then spent the last five years in Northern CA.

Default We are non-LDS too--but a bit older

If I were in my 20s again, I would be bored out of my mind. Even now and my son is 13 and I am 42--husband older--we would have preferred Sugarhouse etc.. but it really is the appropriate place for us with the home purchasing and "niceness" of the area. We haven't seen normal houses of this size in California so I am not sure where you from and the suburban lifestyle may be attractive to some. You should get out here, and really look around. I looked at a house in Draper and it was 7 miles up a hill and I had to think on it but in the longrun decided we shouldn't be 7 miles up a hill from anything. It is really hot in the summer--more than I expected. Where are you coming from?

My wife and I live in Herriman, in a townhouse development called "Rosecrest Village". I like it a lot here. Fantastic views of the valley from up here, and on the other side beautiful views of the mountain foothills 1/2 mile to the south. Very, very quiet. Lots of green space and parks. It seems there's a park nearly every block or so, and there's even a children's waterpark in one of them. It's a very 'walkable', comfortable area. It is fantastic in the spring, summer and fall. I haven't noticed a 'hick' factor at all in this area, but this a new development, so maybe it applies in the older parts of town. Easy access to shopping via the Bangerter Highway - The District is 6 or 7 minutes away, Jordan Landing about 15 minutes. I-15 is a straight shot up Bangerter, about 10 minutes to there.

I work at the airport, and it's 45 minutes one way, straight up Bangerter. But I don't drive in rush hour, if I did I imagine it would be an hour drive. Downtown is about 45 minutes away also, depending on the time of day. We chose this area mainly to be close to both of our families, who all live on the south side of the valley, and we ended up really liking it.

There are a few things I don't like - winters can be tough up here. There are plenty of hills, and if a decent amount of snow is dropped it can be a nightmare. The Christmas Day storm wreaked havoc up here - 4 wheel drives were stuck all over.

Also, there isn't much around here as far as attractions/night life, at least not yet. Supermarkets are plentiful, and there a few family type restaraunts nearby (Training Table, Chili's, etc), but nothing unique. So it can be boring at times. It's definitely a family type community. They are going to start building a big Town Center with a bunch of establishments in the near future though, so things should get better.

The traffic can be really slow out in South and West Jordan at rush hour. But then I don't know anymore where it isn't slow. Sugarhouse is probably better. We used to live on Downington Ave. many years ago and I would think a single person would really enjoy some of those smaller homes that have been fixed up- if you don't mind spending that much. We sold ours for $85,000 in 1992. Same homes with granite countertops added are now over $300K. Silly but if it's in your budget, Sugarhouse is nice. Especially further east toward the mountains. I'm sure there are nice ones below 13th east also but I'm mostly familiar with the areas above.
